Access to selling prices?

Usually on the title document there is a “declared value”. In most cases that is the sales price. You can also check on the bc assessment e value webpage which will show the sales for the last 3 years.


Yes that was my question above. Why do some prices not show on the evalue page. This one does not show there despite selling 6-8 months ago.

The title does list the declared value as the asking price, so I guess I will assume that.

Maybe there's a backlog? I've seen these updates take a while, at times.

Maybe find a realtor who will give you access to PCS?

There is a lag for sure, but it should show up in 6 to 8 months. Sometimes BC Assessments flag something as not a market transaction for whatever reason so that could be a reason too.

Realtor.ca is now showing price changes.  Is that due to some new law?

I’ve never seen that.

I have noticed a lot of listings no longer show days on market.

The system Realtors set you up with has been moved to a totally new platform.  Better in some ways, but in others I feel like I'm watching one of those American house hunter shows.  And they've completely dropped the ball on listing strata restrictions so it's pretty much useless.

It's new just as of a day or two ago.  

 

Price and sale history has been there for a while. I think that many relators just create a new listing if they want to change price and reset days on market.

Haven’t pretty much all strata restrictions been legislated out?

Smoking restriction, BBQ restrictions, pets (type, number, size...) are pretty important factors people may be considering.

There was a separate section dedicated to restrictions? I had never seen it. Was it universally filled in by listing agents, or was it a choice?

The restrictions can also be dated and not enforced. Best to just ask your agent.
