Affordability is going to take another hit in 2020 with the rapid escalation of insurance premiums for apartments/condos and multi-family properties.
Meanwhile the province has set a 2.6% rental rate increase for 2020, which will see existing rental rates increase by $36.40 for a $1,400 apartment, or nearly $440 for the year.

Going to see a lot of the older buildings receiving less TLC .... unintended consequences

Yes, if there are extraordinary circumstances the landlord can apply for a rental rate increase above 2.6%.

Yup, the Landlord gets to go cap in hand to seek approval for extraordinary cost increases...no indication about timelines or if the review board has any experience with accounting or costings...anybody have a link to the make up and terms of reference of the review board?

Here is the official wording from the RTA:
An arbitrator’s examination and assessment of an Application for Additional Rent Increase will be based significantly on the arbitrator’s reasonable interpretation of:
- the application and supporting material;
- evidence provided that substantiates the necessity for the proposed rent increase;
- the landlord’s disclosure of additional information relevant to the arbitrator’s considerations under the applicable Regulation; and
- the tenant’s relevant submission
Evidence regarding lack of repair or maintenance will be considered only where it is shown to be relevant to whether an expenditure was the result of previous inadequate repair or maintenance. A tenant’s claim about what a landlord has not done to repair and maintain the residential property may be addressed in an application for dispute resolution about repair and maintenance.

The NDP changed that to solely an average of monthly inflation rates, which yields 2.6% for 2020.
But rents can escalate in between tenants, and the 2020 insurance hike will be worked into new rents in addition to the 2.6% and any other increases.

There is no free lunch. There is a fundamental lack of understanding about how the prices of things come to be. There is a fundamental lack of understanding about affordability and what will create it and what will ultimately erode it. Making it hard to provide rental accommodation by effectively handcuffing the landlord's ability to manage their property effectively does not improve affordability. Rather it creates scarcity, and scarcity almost always, erases affordability. Giving everyone large raises, also does little to improve affordability - because without improving the supply of housing available, rents will just escalate. IF the city were truly wanting to do things to alleviate housing difficulties in this city, they'd be making it easier for landlords to find good tenants, they'd be making it easier for good tenants to find good landlords, they'd make it easier for landlords to evict bad tenants, they'd be making it easier to get the permits needed to build or renovate secondary suites, they'd make repairing and maintaining rental units more affordable, and they'd be reducing the tax burden on those who are supplying housing - particularly housing that meets the definition of being "affordable".

All these people investing money looking for a TV nomination. What happens to the losers? Do they then go it alone as an independent?
Makes you wonder if you look stronger as an independent right out of the box rather than a TV reject.
