You have to appreciate the chutzpah it takes to exploit the current crisis* to justify NIMBYism. One has to wonder what other emotional weaponry the DRA has in its arsenal to fire at this proposal once the pandemic has subsided.

This comment below about shadowing is confusing. Which pre-existing residential properties would be unreasonably shadowed in December?

 

The shadow plans do not show December - the worst month of all. The building as proposed will create an unreasonable shadow over the neighbours.

 

This is a residential neighbourhood and yet no where else in the city would this kind of shadowing of pre‐existing homes be considered acceptable

 

 

Fun fact, in Richmond we explicitly tell developers not to include the December shadow study because it is always 90% shadow, even when you're dealing with three storey buildings.

How about for every pronouncement by the Downtown and North Park resident associations VV submits a formal rebuttal/reply addressed to them, city council, and media. We have some fine writers here; after discussion/input the polished reply gets posted and we can use the polling feature to indicate how many support the message. Likely more than shows up to the neighborhood meetings.

I think we should be careful to make a distinction between good shadows and bad shadows. Trees, houses, small buildings, wide buildings, tall buildings that you like (especially tall buildings that you live in), hills & mountains, etc. all cast good shadows.

 

But the new development that you don't like will always cast a bad shadow.

There's quite the disconnect between how the DRA interprets local zoning relative to local plans, and how the City views such land matters.

Immediately to the north of the development site, Toronto-based Starlight Developments is in the midst of pursuing approvals for a two-tower phase of its Harris Green mega-project that will redevelop the Harris automotive dealership at Cook Street between View and Yates streets...

 

I'm worried about how the Pluto's redevelopment will shadow the redevelopment of the car dealership property.*

Check out the shadow study below from phase 1 of the Harris Green village project:

No wonder the DRA is so concerned about winter shadowing. This Pluto's tower has already plunged all of Harris Green into long winter shadows, and it hasn't even been built yet!
