GMC Projects has begun to lift the veils of its Adelphi Block heritage restoration project.

This was snapped yesterday. I would have snapped a better photograph but I was a passenger in a vehicle and a truck blocked the view further to the right. If anyone has plans to be in that area you might want to snap another photo.

In Victoria, we are currently finishing up the restoration and revitalization of the historic Adelphi Block on the corner of Yates and Government streets. We have three character apartment homes above those buildings that will be coming back to market for the first time in decades. I am excited to see the response to the finished product as we have curated something special within these homes. We expect to welcome new residents for August 1st.

With the Adelphi Block underway, could you speak to the costs and complexities of a heritage restoration in 2020 versus costs in the heritage conversion segment of the industry in the past +/- five years?
Each heritage project has its own complexities but they are usually a result of how the building was designed and built. Seismic building codes changed in 2018 which has made working with heritage structures more complex than it was five-years-ago depending on the scope of what you are proposing. Any additional scope regarding the approach to seismic upgrading or restraining adds cost and in the tight construction market we have seen the past five years, this only adds further to the challenge of making heritage projects viable.

One of the ways in which we were able to address these additional costs for Adelphi was through the increased grant monies available through the Civic Heritage Trust which were updated to reflect the increased costs. We are grateful to the Trust as without those supports, we would not have been able to undertake the project."

New finish looks nice, a lot of little details should be much more visible now for those who like looking at old Victoria architecture :)

Tenants are expected to start moving in this month to one of the smaller builds Victoria has seen in recent years, and while it’s just three residential units and commercial space, the developer behind the downtown project hopes the renovation of the Adelphi building is a positive sign for the core.

VicMap shows that the retail tenant improvement is for a planned optometry office.  For a minute I had been wondering if the 'international commercial tenant' was going to be Popeye's Chicken, which is moving into this market fairly soon (they are opening locations in Metro Vancouver shortly)...

A ground floor optometry clinic isn't really the most vibrant use of space. Better than an office I suppose.

don't have lasers to fix eyes now?  who in 2020 is still using the hardware method to fix that issue?

People who don't have 2020 vision.

But really, do you never see people wearing glasses? I wear glasses and contact lenses. Not everyone has thousands to throw around like that.

 The laser thing doesn't last. Your eyes continue to change as you age. I know someone who spent big $ and going into debt to have theirs lasered about 10 years ago and is back to wearing glasses. Oops!

I avoid Lasik eye treatment mostly because I fear murderous hit men.

10 years of no glasses is awesome though. I got mine done in 2011. Still at better than 20/20.
