Sooke group calls for slower growth

Transition Sooke is calling on the municipality to slow its growth.

 

The group came up with a growth scenario proposal for the Official Community Plan (OCP) which looks different than the survey scenarios which emerged from the district.

 

Under the auspices of the Official Community Plan Advisory Committee, “Picture Sooke” is the largest process currently being undertaken in the district. The OCP will guide Sooke through the next 10 years of growth once adopted by council.

 

The document provides a foundation for direction and decision-making in areas such as community planning and land-use management; growth management; housing; greenhouse gas emissions targets; and social and environmental issues.

 

Three growth scenarios were released by the district, aiming to spark conversation. Transition Sooke drafted a scenario D.

 

“The three growth scenarios (A, B, and C) offered by dialog for consideration by the public, rely on a continuing high growth rate,” said Transition Sooke board member Alan Dolan in a news release.

 

Scenario D is focused on low growth and low carbon, allocating most growth to the town centre.

 

“It envisions a combination of subsidized, affordable, zero-energy housing, independent and local commercial businesses, and lots of access to the ocean for the community to enjoy. A small amount of growth would be allocated to other parts of the district,” states a news release.

Ah, yes, the ol’ affordable zero-energy housing unicorn rears its head once again. And let’s throw in some demands for private waterfront landowners to create public access to their parcels. Why not?

From an environmental point of view, Sooke could cut greenhouse gas emissions tremendously by encouraging several big-box stores to situate within the town.

I know many folks who have moved from town out to Sooke ... and none of them are at all happy that they have to drive 15 or 20 miles back into Langford to do any serious shopping.

That would be like folks living in Sidney having to drive into Victoria to do any sort of price comparisons or selective shopping (with Sooke residents having to do it on a way worse road).

 

Like Langford, I think the genii is out of the bottle in Sooke, and as noted yesterday, combined with the Highway 14 upgrades and the abundance of available land ... I think the majority of residents in Sooke will ever more strongly express their desire for continued development, new and bigger services, all leading to "easier living", with far less need to make the trek into Langford for quality goods and services.

 

It's really only Metchosin that is the lone anti-development hold-out in the CRD ... and even that seems it's going to be ripe for multiple challenges in the next decade or two.

He formed Alan Dolan & Associates in 1994 and works with a network of associates.

 

What is with people creating their own agencies and making themselves Directors or Board Members?  Is it the same as starting a business and having to deliver or worry about going bankrupt?

 

The latter one sounds like it might have generated some work but who knows how much and it sounds like a retirement gig.

Sooke spent 20-years doing very little in terms of planning for growth, and suddenly it arrived, and I do mean suddenly.

 

As for commercial services, Sooke is the most under-serviced community of its size anywhere in western Canada. 20,000 people in its environs, and no place to buy a pair of boots. The retail amenities that are in the town are highly limited, leaving lots of people to pack up and head 25km into Langford (and further) for relatively basic consumer goods.

 

If these Option D folks are serious about climate, they'll want to encourage an entire big box district to materialize in Sooke as soon as possible, but I don't sense they're particularly keen for that.

maybe a canadian tire would be suitable.  if you can't find it at canadian tire you do not need it*.

 

 

 

 

 

*coincidentally that's part of one of the last conversations we had about the wedding ring before my fiancé called off the event.
