We are pleased to announce our new and updated renderings, as well as our virtual open house for the rental project in West Bay, Esquimalt.

 

We are currently going through the rezoning process, however our proposed rezoning is within all requirements of the Esquimalt OCP.

MUCH improved from the April 2021 rendering. It also seems to have grown by a floor (6 rather than 5 floors)

Hello, thank you for the comment.  It has grown by 1/2 a floor.  There is 1/2 of the 6th floor now being used as residential units, and there is 1/2 of the 6th floor being used as a rooftop amenity for all of the tenants with ocean views!   Previously, the entire 6th floor was going to be a rooftop amenity.   In addition, we made the building MUCH skinnier, so the site coverage is about 20% less than the first iteration, allowing for more permeable planting and a robust landscaping plan.  In addition, there will be 12, 3 bedroom units, including the entire main floor being 3 bedroom walk up family friendly units.

Is this replacing some heritage homes?

It is a beautiful apartment building - has an Abstract vibe, but a little more straight forward, which gives it an understated sophisticated feel if that makes sense.

No heritage houses, a group of flat roofed single story duplexes. I’m not sure how old they are but many have seen better days. This would be a great improvement to the neighbourhood and much better use of the space. Hard to find a reason for council not to like it.

The public will get to weigh in on a proposed six-storey, 105-unit apartment building that would replace five properties in Esquimalt’s West Bay neighbourhood.

The majority (64) of the 105 apartments will be 540 square-foot one-bedrooms, with the remaining units including smaller studios and larger two- and three-bedrooms.

The development would have 87 parking spaces, with seven of those reserved for visitors. Staff recommended the application include at least a ratio of 0.9 parking spaces per residential unit, but in its updated proposal, Wexford has upped its ratio from 0.79 to 0.82. All parking stalls will be electrified.

 

The development would include a free year of Modo Car Share and a one-year bus pass for residents, an internal bike-share program, and about 130 bike parking spots. The developer will also give residents up t0 $500 for an electric bike or up to $250 for a regular bicycle.

This project was approved tonight by Esquimalt Council.

 

A proposal for a six-storey, 105-unit apartment building in Esquimalt’s West Bay neighbourhood had most council members weighing the pros and cons before they ultimately moved it along.

 

Following a Nov. 15 public hearing), council gave third reading to Wexford Developments’ proposal for the rezoning of three West Bay Terrace and two Dunsmuir Road properties.

 

In a response to feedback, the developer previously reduced the number of units from 125 to 105 and moved from a five-storey design to a thinner six-storey one that would have the top two floors set back. The thinner design would allow for retaining more trees on the site, adding landscaping and improving the streetscape on the site with features like a new sidewalk.
