i'd really like to hear from the likes of g-man and aastra and rob randall on this whole area.

 

here is what we have:

 

a variety of different lots, probably owned by many many owners

some poor qualify buildings (comino carpets, former bottling place, racquet club/storage/phoenix pub)

some strip type malls (datatech, the area on quadra south of reynolds)

some space that should move (works yard, bc tel, bottle depot) 

some buildings/complexes that are not likely going anywhere (office tower, saanich centre) but still have some valuable land attached

some businessses that will likely continue to thrive or even excel even in new digs (keg, monkey tree) 

some businesess that are quite frankly ??? (datatech, borden mercantile)

some weird government places few of the public ever attend (bc mail, employment insurance office)

maybe even a school with some under-used field space.  

 

and we have the intersection with probably the highest transit counts and frequency of anywhere outside the downtown core.   and massive car traffic too.

 

yes the whole area is split up into 3 or 4 quadrants by two VERY busy streets but all 3/4 sections could thrive on their own.  and frankly i can see community resistance being low - there are few really adjacent neighbourhoods.  the north-west quadrant does not have much to offer.   but the other 3 have LOTS.

 

i also see an opportunity to re-align the trail to embrace the commercial and residential here - not skirt behind it.

That's my hood, I go through there every day. It's crazy, yes. 

 

Saanich Centre with Thrifty got a minor facelift, nothing likely to happen there for a while. 

 

Telus is a wild card--it's the most obviously underused property with massive potential but they likely cherish this centrally located land to park their vehicles; there might also be some hidden phone infrastructure.

 

Now the Borden Mercantile land, the Quadra gravel lot with the bottle depot and the old house that was demolished last year--I was told years ago a complete redevelopment plan was conceived but obviously nothing's come to light that we've seen.

 

Trivia for Victoria Watcher: one Quadra/McKenzie business has one of the city's largest selections of anal lubes, including vegan and gluten-free options. Can you name it?

anal lubes don’t seem to serve an agricultural (animal) purpose so I rule out Borden mercantile.

But I can’t put it past the keg.

not sure.

also in my proposal we can make Borden beteeen reynolds and McKenzie no thru.

it also says:

i do not know what any of those things are.

That odd building on Borden that houses Work BC and Borden Mercantile offices was also the home of the infamous RevenueWire/Paretologic operations.

oh there are reasons for horse lube etc. i think.  vaginal lube when you are artificially inseminating and for when you are manually stimulating the male horse to collect semen etc. for stud purposes. 

 

but not sure there is usage for animal "anal lube" as you had indicated.

 

oh hold on it does say rectal too.  wtf.

 

anyway this thread is already off-track.

Aren't there already enough closed/blocked/cut-off roads in town for you?

The telus location was up for sale a few years back, I remember looking at the bid document. Its locked in for another 40-50 years with Telus and the lease rates are fixed with minor increases, it is a huge piece of property but was underpriced because you cant do anything for 4-5 decades. Would be an amazing property to land bank if you had the funds floating around.

Regarding the parking, it's amazing how much there is around there. That Quadra Centre highrise, that's what? 300 surface spaces? And across the street, the Borden Mercantile has a two-level parkade. I don't think a car has been up there since it was built decades ago. There's even a few spaces tucked behind the liquor store that you wouldn't think were there.

I see cars up there quite often - my office overlooks it.  I mean, it's never full, but... it gets used.

that intersection is only a ~15 minute bus ride from uvic. i wonder how many students uvic had when all those buildings were built.

That giant works yard a block east has got to go. Isn’t there some place in west Saanich they can move it to?
