Yes, but I think one of the things that was impacting Da Tandoor in an immediate sense was foundation problems- the building had an inadequate foundation for the soil conditions and, as a result, the floors in there weren't level and some portions of the building's interior were 'sloped', IIRC.  I do not know if similar issues are impacting the "Sally Bun" building or not, but I would imagine that - if they are- the cost to repair would be substantial even before you get to seismic retrofitting.

Well, I think it would be unnecessary to seismically upgrade the present little shoeboxes. Presumably if the ground started shaking anyone inside would high-tail it out the door five feet away.

One storey isn't going to last there forever. Might as well rip the band-aid off and renovict Anne Hathaway while you have someone like the Jawls offering to build a high quality modest replacement. 10 years from now it will be a 40 storey Chard Sons metal tower.

look at resale units in the metropolitan (1 or 0 stalls) or songhees (1 or 2 stalls) and see the disparity in pricing.  it's a huge factor in pricing the unit.

 

A little late to this but one of the problems with this is people see that difference the pricing you are talking about and even though they have a car they are choosing the less expensive, figuring they will perhaps get a pass from the City (some landlords and agents suggest this apparently).  I realize that is a 'them' problem, but the other thing ends up happening is these space are kept and rented our by the landlord, developer or  property management company to commuters, this is happening in rental buildings too as the extra spaces are renting for a decent amount that residents do no want to pay.  Anyway this ends up reducing the spaces in the building for newer residents coming in with vehicles.  It sounds like a great effort in practice but kind of falls apart in practice.

But we’re told the city’s parking minimums are way too high, and empty spaces abound. But where there’s demand that meets supply, the market finds a way so it’s only natural that empty spaces go to someone who wants to use them, and that’s what landlords are doing.

Or is the scenario that there aren’t enough parking spaces for residents after all, and they (the residents) need the capacity that is being rented to commuters in buildings with parking minimums set too high?

Certainly we can see the conundrum here, and why decreasing the supply of parking is going to cause more of the problems you speak of.

people always try to park where it’s cheaper. I don’t see the problem.

The ‘them’ problem.

The other problem is the City has shifted from accommodating commuters to accommodating shorter-term parkers, but called on the private sector to find a way if there’s really demand for that type of parking. So they have, but now the problem is people residing in buildings that offset parking to commuters have nowhere to park but on the street.

Victoria council roundup: Disputes over Fort developments’ height and parking


Council moved two Fort Street development proposals forward to public hearings. Both are for six-storey, mixed-use buildings; one in Harris Green's heritage corridor, the other in South Jubilee.

City staff recommended that council approve zoning changes for the development, calling it "a sensitive and innovative response to the existing form and character of the heritage corridor through a human-scaled design and rich detailing."

The Victoria Downtown Residents Association disagrees. It wrote to council in July, opposing the project on the grounds that it would "undermine the character and appeal" of the area. "We would like to see the maximum of four stories zoning bylaw adhered to," Ian Sutherland, the chair of the association’s land use committee, wrote. "We would also like the developers to provide parking given the density and lack of parking currently."

Although council unanimously agreed to move the project forward, Councillor Geoff Young said he was doing so reluctantly and that "any public reaction that is significant may change my willingness to have this proceed."

So where did we leave off with this one? Methinks it would have been rather decent, even though I'd prefer to see some disruption here and there to that monotone colour palette.

Edit looking back from 2024: I didn't give this one nearly enough credit. It would have been great.
