True although most applications under the current system do not create significant wealth so they are not as likely to be taken advantage of.

The public is also likely unaware of the other changes the plan will bring in, like vehicle parking changes and no political oversight of applications.
Or details like any vehicle parking available will likely only be for car shares and accessibility.

The system is designed to encourage variances and rezonings. Especially the further away you get from a tabled OCP or zoning change.

Whatever is left over, will be pay-for-use. City Hall isn’t admitting that at present but it’s clear where things are going. The terminology is curb management.

America has a long history of normalizing segregation. Some forms of segregation may appear innocuous, such as separating residential from business districts or keeping certain types of homes together (for example, this neighborhood for the large, single-family homes and this other one for public housing). These assumptions have been encoded in court decisions that officially deem multifamily dwellings “nuisances.”

No one is being kept out of SFH neighbourhoods based on anything other than affordability.

They bought into an area that was zoned a certain way, and it's not unreasonable for them to expect that zoning to more or less hold steady. There are areas of town zoned other ways, and everyone is also free to buy there too.

She praised the City of Surrey saying council was having some successes, including the Fleetwood Community Plan, adding that neighbourhoods die without affordable housing.
Are the British Properties or Uplands or Dean Park or Broadmead “dead”? Or the most desirable neighbourhoods?
