I never understand why these new mini-neighbourhoods have to be strata titled. Why can't there be an initial connection cost paid to the muni and then its a normal SFH lot, none of this strata fee crap/private lane crap?

Maybe the City charges too much. Also sometimes as a strata you can have a narrow road / bigger lots. That access road looks to be pretty narrow.

Municipal services require municipal standards. Strata developments can design their projects much more efficiently, and for enforcement of unwanted individuals or loitering, you have legal grounds to force people to leave.

Ianford, the city prefers to approve a strata plan of subdivision because then it does not take on the expense of maintaining services. Put another way, if you what a subdivision in a lot of cases the city will only approve if it is a strata. Same taxes with less expense to the city.

Although it's technically Broadmead, the endless noise, dust, and light from the highway about 20 feet away from the property line wouldn't give that typical "Broadmead experience" that folks look for when they buy a home there.

Hard to believe that I used to walk across the Pat Bay at that point and hitchhike home to Elk Lake from Royal Oak school.
