Water lots offer a certain amount of privacy and obviously some people will pay a huge premium. But it can be cold and windy a good part of the summer as well.
Still the price certainly reflects the demand.

Land rises at the same rate as the sea and the more the sea rises the more mass in the sea so the gravity pulls it away from shore.
