I am not at all a fan of these long rectangular lots. It would have made more sense to split them into squares, one waterfront with a panhandle driveway, one along the road.

Granted, these are cheap waterfront lots, so it’s not too bad. But I’d pay far more for a lot twice as wide and half as long.

I wonder what you are legally allowed to build on it today.

 

80 acres and power is not bad for $800k.   And only 30 minutes to Cowichan Lake.

 

The first photo suggests there is some type of development or building on the property now, no?

 

It's only 100m off of the Pacific Marine Road.  And that is open year round except extreme weather, right?

 

If you could set up some type of eco-tourism lodging thing that nets you $750 to $1000/day, 200 days of the year.  $150 to $200 per year.  Is that good?

That remote? The price is way high. You can buy the same just outside Renfrew minutes from amenities and within a growing tourism zone for less dollars.

It’s not like Renfrew has lots of amenities.

Compared to a random spot on Gordon Main? It’s gated off on the Renfrew side, making it even less accessible. You’re 30 minutes from Cowichan Lake, that’s not a small jaunt into the woods. And they themselves just said the site is inaccessible due to snow, and it snows out there plenty more than in Renfrew.

Anyway, huge risk at that price.

I think the land is the actual Gordon River logging camp.

Oh that’s too bad. This was a project at the hands of an Edmonton-based firm that ran into trouble. They also had the View Royal project that the military purchased for rental housing.
