An average nice house today is $275 for construction only. Not including engineering, architectural, landscaping etc. All of that included and it’s $300/ft.

Low-end would be $250 for construction only, provided the house is 2500 sq ft or larger.

High-end is whatever you want it to be.

It just goes to show why home prices are the prices they are on the re-sale market. You can’t build a 3000 sq ft house for under a million bucks. And you need land.

Right now, no matter what you build, unless you’re doing it yourself or mostly yourself you’re looking at $700k to build a nice rancher. Go up a floor and boom, you’re at a million bucks.

The cheapest lot now is $500k, all in. And construction costs are rising 15% per annum.

Using your figures I can build one including architecture, engineering, land and landscaping for $900k.

This explains why the current owner, Lot 2, hasn't built on it after fighting with the municipality and the neighbours for years. It has been a few years sign he finally got the approval.

 

The folks across the street who had the stop over development signs on their fence are going to love the blasting and/or drilling that will be needed to clear the lot for building.
