Oh my. At less than half an acre for $3.9 million, you’ll fit approximately 15 townhomes on that land, at a land price of $260,000 per door. It might even end up being 14-units, or $279,000 per door.

For apartments? Good luck. That’s not happening.

Now let’s say you’ve got missing middle zoning there, at up to 6-units per lot. Now you’re up to a maximum of 18-units for the sake of argument, in a mix of styles. That’s $217,000 per door. Normally the per door cost of condos is $75k in that area. Townhomes at around $150k. Give it a 10-15% premium based on an extra desirable location, etc.

I don't see this flying at all. Surrounded by SF on a street that has no MF. All of the current homes on that land are very livable as is and have had recent work done to them. 

 

The land assembly that does make sense here is 310 to 326. Older houses that are not that well kept, lots are deep - go through from Vincent to Arnot. Include the former dry cleaner property on Tillicum and you have a great MF site that I can see would much better accepted.

 

Maybe after the one I suggested gets developed, the one for sale would fly. If so, they will be holding for a while. But then land assembly is usually a very long term game.
