That’s certainly a departure from what’s nearby. But if you were to try and place this anywhere in Gordon Head, away from Shelbourne or McKenzie, this might be the best place for it.

I kind of understand telus branching into health care (tech platform). But why are they getting into rental housing?

They have long-owned at least some of the land. Presumably they can turn more profit by better use of it.

They've been in health care forever and a while. Lots of companies do stuff we don't think they do.

 

Maximizing the potential of their massive real-estate assets across the country is a logical step, since they have so much urban infrastructure just sitting there on large lots. And keep in mind that TELUS Ocean and Living are tiny compared to what they've done in Vancouver, Calgary and Toronto. 

 

How long before we see TELUS redevelop their holding on McKenzie and Quadra (they still own that, right?)?

That field used to be an apple orchard IIRC. Back when I lived in that area, I would sometimes when passing by see someone in there among the trees. It's been a residential development for some time now.
