50% of Harris Green has been underbuilt over the past 10-20 years and now will stay this way for the next century.

I like the asymmetry of the lower levels. This fits nicely between the Sutton buildings and the Mondrian. Once the old Pacific Mazda gets replaced, the streetscape here is going to look above average.

Love this type of compact buildings with limited heights all over Victoria. Not only does it make this City feel more unique, it also allows the downtown footprint to expand considerably, compared to most Canadian cities where the downtown area grows taller but doesn't get to expand much. Also, retail added to this type of development makes street life more vibrant. I believe downtown Victoria will become much more walkable and interesting in the future compared to most of her North American counterparts.

Harris Green - one of the few places where "high-rises" are allowed - is even smaller and will be almost completely built out in about 10 years.

I imagine that a multitude of businesses such as the downtown Big O Tires will give way to high-rises in the near future. It makes no sense to have a single story mechanic shop like it in that part of town. Harris Green has plenty of room to grow.

Did you see the map I posted? Harris Green has almost no room to grow, unless perhaps the existing 10-15 storey buildings are torn down and replaced with structures twice as tall.

As far as empty lots go, yes, but there are many of 2-4 story buildings ripe for demolition. Just look at the recently closed 7/11 at Yates/Quadra, the old Floyd's location and the adjacent parking lots... I see many opportunities for future high-rises.
