Hospitals are designed with a more efficient layouts to allow fewer people to run the wards during evening hours.

aha this is the right thread :P

By the time the new Summit seniors facility along Hillside Avenue between Blanshard and Quadra streets is finished, people will have watched its construction for close to three years.

Once complete in spring 2019, the Summit will house 320 residents, offering complex residential and dementia care and replace the Oak Bay Lodge and Mount Tolmie Hospital.

Its novel design connects two X shapes to create an enclosed courtyard in the centre.

The Capital Regional Hospital District is using its own project manager as a general contractor. David Wilkinson is working with Vancouver’s UnitechCM, a construction management firm, to analyze the marketplace to be as strategic as possible in completing the $86-million facility within budget.

“It’s kind of like having a tactical approach to a difficult situation,” Wilkinson said.

This approach provides agility to managers as the project moves ahead, he said.

Contracts are being let out in a time when the busy construction climate can make it difficult to line up trades contractors.

Now that is what looks like an "on time on budget" project, built with local labour and local materials, and will house 320 residents

 

Three years, and only $86-million.

 

Hey? what about that new bridge that will house a bridge operator a best?

I'm quite sure this building is an X for medical and experiential reasons. Not exterior architectural design. Aka when you are elderly and bed-ridden all day, everyone gets a view. Think of the hotels in Vegas, they are shaped like this for view purposes. 

I know I am late to the party on this response, but the reason is for every bedroom to have a window.  By building code every bedroom needs to have 2 ways of egress which typically are your bedroom door and an opening window of a certain size.  Believe it or not windows aren't there for views

Usually there are restrictors on windows in units like these so the window can't open more than 3-4 inches so the residents don't fall or jump out.  I recall installing a ton of them in that Sunrise place on Humboldt and even in rez at UVic.

Yes, I have seen those too.  The ones I've seen are an after thought after the building passes final inspection. Its a good point and I will have to look into that

The windows in my place are the same. They only open a few inches. It's been that way in condos and apartments for decades now, I think.

So I looked into this, by code you need to have 2 ways to exit your bedroom in the event of a fire, etc which is typically a door and an fully opening window which must open to a minimum of 15" wide.  However, if you have fire sprinklers in your building you don't need an opening window

I think that this project is one of the biggest blunders of the last 15 years in Victoria. It is severely underbuilt given demographics. Should have been at least six storeys and the lack of commercial along Hillside is criminal.

Uhh, the other side of the street is mostly retail. I am with G-Man, this is incredibly stupid that they didn't include active retail (or something). Apparently there were zoning issues and issues with building ownership, etc. if they had retail

I'm in agreement. Pretty poor design. Any redevelopment of this land should have functioned as an extension of Quadra Village.
