There are so, so many over-priced listings out there. Listings that were pulled in 2025, say for $1.25M, are popping back up now for $1.2M. They will not move at the asking prices or anywhere close. They just won’t.

Very true, many sellers are giving it a second or third try in 2026. The sellers with more realistic pricing and expectations will are having better luck selling their homes. This trend will continue for some time.

Price appreciation across the board year-over-year and even compared to December, although sales did dip below 2025's activity in January. Sales were in line with 2023 and 2024 activity, however.
