Any? Well, they are constructing some smaller portions right now. There are nine buildings up already, I believe.
The more significant stuff, well, unless they have a developer waiting in the wings who was just waiting on rezoning and who has detailed designs in hand (unlikely), they’re at least 12-18 months out from starting excavation. That puts us well into a 2018 construction start at the earliest
My guess is they’ll have one or two of the more northern smaller towers in “Precinct #3 – the Tyee Greenway Precinct” built by say 2022.
I’ll say it again, but it’s incredible to me that VanCity has bungled this so badly so as to potentially miss altogether this huge condo boom in the CoV. I will say, it is also incredible that they managed to get unanimous rezoning approval from council. I guess they really drank the Kool-Aid on this one.

I think part of this whole re-zoning / subdivision process was to streamline the red tape for any future developer. From reading the material presented last year, if a developer buys one of the parcels and builds to the now approved design guidelines they DO NOT have to go through the lengthy application for a new development permit, with its public hearings etc. They will just submit plans for a building permit. See my post earlier in this thread.
From the second paragraph of page 39: 4.0 Subdivision
Subdivision Applications that are consistent with the Subdivision plan are exempt from requiring Development Permit approval.

The blue buildings i just added is more or less where the jail, woops i meant the Madrona rentals, are being built.
I don't understand the philosophy of building that short building basically in a gully between two other structures that both look down on it; a) why? and b) in an ideal situation who would want to rent in that scenario? It would be like living in a fishbowl.
A very odd design/build out IMO considering the position and height of the surrounding structures relative to Madrona....

Call in Nickel Brothers.. I think they could move this thing quite easily to a location across the street from her place. Or just place it in the middle of the road in front of her home.
