^ It's probably the class of bike facilities. For example, the variance may be for the Class A facilities, which are secure storage lockers, not a simple rack. You should be able to get details on the variance request from the planner, if all else fails.

Could be! Here's the exact wording:

"We are asking for a variance on bicycle parking - 100 required for the units and 93 provided as well as 9 bikes required for the commercial and visitors to the building and none provided."

My take-away is 100 stalls (A or some other class) required, 93 provided for residents. 9 stalls (A or some other class) required but zero provided.

No bike parking whatsoever outside?

Sure sounds like it, right? That's why I tried to put calls in to the architectural firm. But they've whitewashed their lines. Odd.

Based on the zoning bylaw, the requirement for residential uses is one Class 1 bicycle parking space per dwelling unit (Class 1 being the secure locker) plus one bike rack at each shared building entrance. For commercial uses, it is 1 space per 205 sq.m of gross floor area, evenly split between Class 1 and 2.

I hope that the purple glass blocks in the sidewalk which are currently hidden under the concrete are restored and kept there for all to see and that  they are back-lit from below

How would one go about asking the city about this. I am hoping they don't just go in there and start crushing the sidewalk on the government street side.

So the public urinal and the three car parking spots that are in that hotel drop off loop will be gone? And is there any underground parking in that building? Or are these condos for people who don't drive?

So the public urinal...will be gone...

That alone should be enough to get this project greenlighted.

And then some of the night time drinkers are back to peeing in doorways, which a bunch of forum members will complain about.

I think a previous post said 19 underground spaces? Wouldn't be surprised if some or all of those were for a car share program.

Any updates on this proposal?

Nothing new in the Dev Tracker folder: https://tender.victo...Number=HAV00005

City provided comments in August, the application is with the developer to address comments.

I checked there, but I was hoping someone here might have some additional info.

Revisions were submitted in January, and continue on the trend of building exteriors fading to white with each revision. Doesn't appear to have too many changes, the unit count is still 100 (48 studios, 39 1BR, 13 2BR) and 4 CRUs at grade. Check the drawings on the tracker here: https://tender.victo...Number=HAV00005

Vehicle parking is up to 28 off-street stalls in a basement parkade, and 103 bicycle stalls. There is still a variance for the 9 public bike stalls to be located within the road right-of-way instead of on site.

Really like the idea of a featured tree for shade and such on that corner.
