has anyone seen the finish of flashing details at the second floor?
they may be worse than this because no one has to look at it.

Apparently I have to detail what is wrong in each picture and explain my problems with the finishing.


OK, in this picture, we'll start on the right and go left. First, leaving the gravel there is lazy. It's cheap ass and looks like crap. Then we get to the ramp. There are two rectangular black objects on each side of the ramp. They are not aesthetically aligned in any way and the groove in the concrete is flat, rather than echoing the grade of the ramp, so it just doesn't work for me. There are two different colours to the gating apparent which screws up any consistency that could have been acheived. They will also have to add a fence at some point at the front of the ramp where there is a grade differential...

OK, for this one, click on the image. Note the varying gap between the concrete and the aluminum window. Note the dark patch at the corner... yes, a low spot in the concrete that has retained moisture. Well done! Corners are great places to leave low spots. That is going to look dirty forever. I also have a real hate on for cheap aluminum windows being set iin what is essentially unfinished concrete. What really pisses me off is that they obviously hired someone who could have finished the front properly, but only let him or her do a half assed job.

This is just flat out crap. A painted concrete wall with cheap aluminum baseboard running into a corner that is painted a different colour, and they couldn't be bothered to bring the baseboard around the corner. Hell, they couldn't be bothered finishing that second wall at all where it meets the cheap concrete. The second wall has what can be charitably described as a crap threshold at the bottom of the door that somehow fails to match either of the gate materials used in the first picture. :oops:

OK, where the heck did this surfacing come from? Why didn't they use it on the ramp? Why do they have to introduce yet another mismatched colour/texture/material? Probably the same reason that they failed to use that decent tile that goes down only as far as the bottom of the window. What, using it to finish the whole front might have cost them what? four thousand dollars? :oops: The white painted numbers are another truly classy touch. Brass or steel numbers in a decent size cost about five bucks each at Home Depot...That would have added at least a hundred bucks. Money well saved. :roll: Oh, and could they have found a cheaper and nastier light fixture?

Dylan, I appreciate your point about functionality, but attractiveness is part of the function of commercial buildings. I'm also judging this building by a different standard than it's neighbour immediately to the west.... yet I will say that the Goodwill building is finished to a much higher standard than the Wave.

Nice work, MM. I also noticed that gap between the window and the tile. I don't know if it's some sort of moisture envelope vent or what. I doubt it.

Wouldn't it have been interesting if The Wave had glass awnings like the Opus Hotel in Vancouver?



And look at that nice entry and lobby. Guess that's too imaginitive for Victoria.

Monky, it's clear from your little architectural critique that you are a passionate, PASSIONATE man, although i'm not sure why. Even if i bought the most expensive condo in the Wave i highly doubt i would care about these tiny details the way you do. I was going to tell you where i live so you can see my christmas lights, but after your last post i changed my mind. I expect you would count each coloured bulb and then express grave disappointment that i used too many reds.

Maybe "Phil" lives in Sutton East where the lights in the window spell "NOEL" except some fell down a few weeks ago and it's spelled "NOLL" ever since.
