Launch your layak or fish off the rocks on your own oceanfront property! This acreage slopes gently toward the ocean with easy access to the water's edge and has numerous spectacular potential building sites. Situated on Greenleaf Lane, a short walk from the dock at Miners Bay and the Woodpecker Pond Conservancy, the lot enjoys outstanding easterly views across Miners Channel towards Halibut Island, Stuart Island in the US San Juans & the top end of Haro Strait. The lot is beautifully treed with large fir, cedar and arbutus trees that provide cool shade and privacy. Strata Lot 30, 2.42 acres with 291 ft. of east facing oceanfront enjoys incredible sunrises and the summer sunsets provide spectacular light on the view across Miner's Channel to Halibut Island, Haro Strait and beyond to Mount Baker. An exceptional east facing property a large portion is flat with beautiful building sites and gradual slope to the ocean and easy trail access to the water. The shared drilled well is connected to the adjacent lot but not yet to this property. The property is bright and beautifully treed with fir, cedar and arbutus. It is in easy walking distance of the dock and the popular swimming pond at the Kingfisher Conservancy. This is an exceptional Sidney Island property that must be seen to appreciate. Sidney Island is the most southerly Gulf Island and BC's best oceanfront value with a rock breakwater protecting its community dock, private 2,600 ft. airstrip, miles of sandy beaches and trails, super popular swimming hole, heritage orchard, full time island caretaker, 107 acres of conservancy zones, manages forest and a real sense of community.

The 1,343 acres of common property shared by the owners of the 111 lots on Sidney Island is larger than Stanley Park.

Sidney Island would be a nice weekend retreat, and that side of the Island fells like it's miles away from civilization - yet it's close to town and easily accessible by boat from anywhere, even the Inner Harbour.

The downside would be that all of the Southern Gulf Islands have the heavy hand of Islands Trust hanging over them at all times, dictating what you can, or can't do on or with your property.

The less developed any Gulf Island might be (and Sidney Island is extremely under-developed), the more Islands Trust wants to keep it exactly as it is.

No Regional District which overlaps the Islands Trust jurisdiction can override any Islands Trust edict or decision ... so before you shell out your $528,000.00, be sure you know what you're getting into.

Start off with constructing a septic field, on an island with no contracting services ... be prepared for Islands Trust to cut you no breaks, and be prepared to write a cheque for somewhere between $50,000.00 and $80,000.00

... and that's just the beginning.

Add to the mix that Islands Trust is becoming renowned for its questionable (or terrible) governance, and you've got yourself a brewing nightmare if you're a property owner on an undeveloped Gulf Island:

When I was looking to buy a place on Mayne, the realtor who I met with said “you’ve surely heard of the Trust, yes?”

Best way to deal with the trust is to stay off the radar, for sure. Same with the crd.

How exactly does one manage to stay off the radar of the trust?

Kind of when I was looking at property on the peninsula and would occasionally see listings that said "Not in Dean Park!"

Build a tall fence and don’t tell anyone what you are doing, or at least keep it on the DL.

The decision to go ahead with a mass kill of fallow deer on Sidney Island is back in the hands of strata property owners.

Parks Canada is ready to start rounding up the invasive species using dogs, fencing and helicopters, but needs final approval from Sallas Forest Strata Corp., made up of Sidney Island property owners, who own 1,500 hectares in 111 bare-land-strata lots.

The strata held a vote in May that required a 75% threshold to allow the cull to proceed, but only 55% of owners were in favour.

However, a group of owners filed a claim with the Civil Resolution Tribunal challenging the 75% threshold, saying a simple majority vote should allow the cull to go ahead.

Parks Canada is going ahead with a mass roundup and kill of European fallow deer on Sidney Island after property owners on the island narrowly approved it.

Starting in the late fall, a contracted company will use two expert marksmen in a helicopter and another two on the ground to “dispatch” as many of the fallow deer as possible, Molly Clarkson, superintendent of the Gulf Islands National Park Reserve, said in an interview Friday.

The 10-day hunt will be followed by a year-long pause to assess if there are any survivors. A mop-up operation will follow using fencing and trained tracker dogs to flush out, contain and shoot any remaining fallow deer.

I don't think this is the last we have heard here.

The decision to move forward with the cull came Friday following a narrow 52% vote in favour by the Sallas Forest Strata Corp. A total of 99 votes were cast.

The Sidney Island property owners, who own 1,500 hectares in 111 bare-land-strata lots, had the final say on whether the cull would go ahead.

Sounds like the vote was 52 to 47.  One property, one vote?

Parks Canada is seeking public feedback on its planned cull of invasive European fallow deer on Sidney Island, which is expected to also eradicate the native black-tailed deer in the short-term.

The cull would involve two marksmen on the ground and two in a helicopter shooting as many fallow deer as possible over up to 10 days. A year later, any survivors would be flushed out, contained and shot using fencing and trained tracker dogs.

The cull, which would be undertaken by a company called Coastal Conservation, is part of a $5.9-million contract that would also see native plant species restored on Sidney Island.

This spring, Sidney Island property owners narrowly voted to move forward with the cull, with 55 per cent in favour of the move.

The owners, who own 1,500 hectares in 111 bare-land-strata lots, have long been split between favouring a mass kill and continuing to reduce the numbers of deer though seasonal hunting.

The current population of fallow deer is not known, but after years of culls and hunting, it has fallen from about 1,500 in the 1980s. A Parks Canada impact assessment report estimates current numbers at 300 to 900, and says they outnumber native deer.

___________________________

Kate Humble, superintendent of Gulf Islands National Park Reserve, said the native deer will be eradicated in the cull because it can be difficult to tell them apart from the invasive species and they can get caught up in herds with other deer.

Parks Canada says it expects the population will naturally re-establish on the island in the years or decades following the cull, but says if that doesn’t happen, it will facilitate reintroduction of the species, as long as all partners are in support.

$5.9 million.  Crazy.
