The Chambers is a five storey condo and will soon start construction on Chambers at Johnson in Fernwood.

 

The average height from the sloping grade to the highest element of the roof is 16.4 meters.

A few years ago I was talking with Three Point Properties about a Chambers St. proposal, I think this is finally it.

Sort of..

The two houses at the NE corner remain.

The new building goes on the 2 lots just east on Johnson that are now parking.

Another lot north of the 2 houses is part of the development but will still be parking.

I think they are condos, but can't confirm

 

I am not sure who the developer is, but I am pretty sure it isn't Three Point

 

I'll ask around and report back when I find out something

I hear the developer is Greg Abbott, never heard of him.  Construction should begin in September

 

Still haven't heard anything about sales or if they are condos or rentals

I'm going to assume they are rentals if no sales have started. Otherwise we'd have seen a year of pre-sales for sure.

Good time to be a renter in Victoria. Can't believe the number of rental units popping up after years of nothing. I wonder if people renting out suites in their homes are having more trouble finding renters.

Oh I'm certain of this. And my goodness, there are so many terrible suites for rent that this recent rental development spurt will be just what the market needs.

 

It will, of course, cause a few condo investors to second guess their decisions from here on out.

^No, this is a good time to find renters. Students are flooding back to Victoria looking for accommodations. Spring is bad when there is an exodus home. This project should appeal to students with parents willing to pay the rent as it's close to town and the UVic bus route.

Its a horrible time to build condos and more purpose built rental buildings doesn't help and I should know.  I also would never build rentals either as the returns are poor and developers shoulder all the risk with the way the laws are written in the tenants favor.

Why not build it, rent it out, and flip it? There are dozens of rental apartment companies chomping at the bits to secure good rental properties.
