The above sketch seems pretty rough; I can't imagine it represents the absolute final design. I agree with G-Man, patios would make more sense at ground level.

Thanks for the updated renderings Rob. When you see the existing house in the context of the other MFDs it looks terribly out of place*. This new project should be a good fit for the neighbourhood. That being said, this is Victoria, so I am sure some NIMBY will object to it.
* the 3 houses on the block directly south (Burdett?) would seem to be likely candidates for higher density development at some point in the future.

It will be strata titled (condos) but only 12 parking spaces for 14 units and no visitor parking. Abstract agreed to give five units Car Share memberships but neighbours think that is not enough parking and that it will put strain on already meagre street parking availability. Mind you, some of those angry neighbours own old single-family heritage homes that have been converted into eight-unit apartment complexes but you didn't hear that from me.
An interesting side note: The Planning Department thought the overall design was nice enough that it did not need to be forwarded to Advisory Design Panel.

Do you know how many 1bedroom and 2bedrooms? Could be the difference between a strained Meagres street and an unstrained Meargres street.

This project is right across the street from me and will be further blocking my view from the bedroom. What's the most effective way to be a YIMBY in this case? Do the rental peasants actually living here get a say or just home owners?

Everybody has the right to speak at a public hearing and you don't need to identify that you are a renter. Just say where you live, it will make an impression with council.

I'm just happy that someone has taken up this niche of filling SFH sites in Fairfield, With 8 on the Park and now The Emerson. I don't really mind how nice they are. They are small projects, but are adding valuable density to their streets and neighbourhoods.
