If it *actually* ends up looking like this - bravo! So many renderings end up just that - renderings but the final outcome is a let-down. This looks gorgeous compared to so many townhome developments along that stretch.
Although I have always wondered how the garages/vehicle traffic situation is day-to-day in some of these developments - there is one near the Royal Athletic Park that I can see being a nightmare to actually attempt to park one's car in their garage.

Has much of Shelbourne Street north of Bay been rezoned for townhouses?

It's done project-by-project, but that sort of density is what the City wants to see. They'll even consider bigger projects.

Abstract had to rezone the land for London Arbor. I think what is in place is a vision/desire by the City to see higher density along that corridor, but individual parcels still require rezoning.

The driveway of that townhouse complex by RAP is super tight.
I think they're all a bit tight. Ours is pretty spacious in comparison to some, but I wouldn't recommend owning a F350 or anything.

I think this looks great. Here's the website for the project: http://abstractdevel.../london-arbour/

Looks like Shelbourne is going high-end compared to many of the complexes built in the 1990s...

Perhaps it is just the OCP but every new development is townhouses so there has to be direction on that from the city. Perhaps the reasoning was a density lift for the amount of units.
It isn't the OCP, it is the Shelbourne Valley Action Plan.

Which is Saanich-only and still draft.

It's interesting because the area has a number of postwar "starter homes", many of which are in rough shape...

As do all neighborhoods in Victoria (the City of, anyway). Esquimalt and Saanich are similar.

Right. This is in Victoria. Thanks for the clarification.

My building's driveway is only about 4m wide clear once cars are parked, and I have to back out of that 90 degrees from my garage. Sometimes if I really really get within millimetres of the truck that parks outside my garage I can do it in a 3-point turn, but usually it's takes at least 2 goes. People can manage tight spaces where they live. Would absolutely not work if it was a public/commercial parking area though.
