I just don't get why they want to cover over the top part of the ground floor windows. Especially on north-facing storefronts.

Whenever a historic building got a misguided modernization treatment in Victoria they almost always covered over the upper part of the ground floor windows and thus made the ground floor look shorter than it really is/was.

 

So here we are in 2016 and modernization 2.0 is now underway on this building, and it looks like they're going to follow the same formula.

(Check out the changes to the ground floor on the building next door, too. So are those authentic ground floors really so impractical in the modern age?)

That one-storey building sure looks out of place when you see then entire block like that. Let's hope it gets redeveloped soon as well.

And for heaven's sake, get rid of the BLUE on the Odeon. It's fugly.

One change that was made to get to this point is that both the additional floors are set back so a pedestrian on the opposite sidewalk can't see them.

That is, the first additional floor is set back from the existing roof, then the second additional floor is set further back from the first.

Because we know how many pedestrians are injured and killed in Victoria when they see 6-floor buildings. It's this sort of concern for my safety that makes me so proud of my local government.

Anyone have any idea what's going on with this one? The building has been deconstructed to just its bare bones and no activity has occurred since. I believe it's been well over a year. Some, but not all, of the scaffolding is gone. What's the hold up?

Here is a shot from the 6th floor of the Birk's Building this morning; I was in a project meeting that was dragging so quickly snapped this shot.

 

There are definitely several guys on site working and as you can see the facade and walls are essentially being held up by the bracing. Looks like a new floor/roof is slowly getting done. Since I'm looking at it here from the "back" Yates Street perspective, I was wondering which project this was......

With the front being all torn open now you can really get a feel for how tall the ground level is on this place.

Signs on the outside say that 30 "luxury" 1-2 bedroom units will be available October 1, starting at $1600. It also looks like Oxygen Yoga and Fitness will be opening up another location on the ground floor. They currently have one at the Royal Oak Shopping Centre.

On the subject of fitness studios, another one (called Annex Fitness) is opening up on Yates Street next to Giant Bicycles, though I think signs for this have been up for awhile now. At this rate, we may need a "Fitness Studio Comings and Goings" thread.

They have essentially done it. They have gone back to the original layout of the windows and such....removed the arches, etc.

They've even recreated the boarded-up/missing window on the 3rd floor. Now that's attention to detail.
