I've bussed to Home Depot for house plants and tools.
If we're taking buses into account I think that makes them even less the only "neighborhood" store though. With a single bus from University Heights you can get to Canadian Tire at Hillside (27 or 28), at Broadmead (39), at Admirals (24)(although that's its entire route so I doubt anyone would do that) or Lowes at Tillicum (26).

If you live in a condo, then buying items that can be carried onto a bus is far more likely than those that own a house. It depends on why you would go to a home renovation store.

Sure, but if Home Depot allowed the rest of the mall to redevelop, they'd have nearly 1000 new residents on their doorstep, buying plants, tools, shower curtains, etc. I'm just refuting the point that it's unrealistic to walk to hardware/building supply stores. If we allow people to live within walking distance, it's not unreasonable to walk there to get most of what you need (unless you're doing huge projects of course).

since canadian tire opened up the road at hillside i walk/bike therre for small stuff all the time - business that used to take me to home depot or home hardware in oak bay
definitely a plus for me

The way this dispute is being portrayed in the media makes Home Depot look like a horrible corporate citizen.
The developers and mayor of Saanich are really painting a picture.
To be fair, the statement that Home Depot provided to CHEK didn't help their case.
In reality Home Depot is entitled to compensation per their lease, seems to be that getting the public to shame them is the developer's tactic to get them to drop the compensation to something that makes financial sense for the project. Why did they plan the project the way they did if they knew about the lease's provision with their major tenant? Seems sloppy on the developer's part.

Or rather than sloppy it was done on purpose to get exactly what's happening now with Home Depot being portrayed as the "bad guys" in hopes it will hurt their bottom line enough they will just give the go ahead with smaller or no compensation required. Is it really a coincidence it's a daycare that's causing the problems? "think of the children"

This proposed development presents zero benefit to Home Depot.
Their parking lot is pretty much always full, and it had a constant line-up of customers through the first few tough months of the COVID "situation" ... so even that didn't slow down the cash flow.
University Heights Shopping Centre is basically comprised of Home Depot and Save On Foods, and both of them have the same stream of non-stop customers.
Any talk of an existing "mall" beyond those two businesses is somewhat overblown, as what passes as a mall today is barely more than a two story hallway with a few rooms off each side.
Nobody benefits from this project beyond the developers, and the Muni of Saanich ... which is why Home Depot couldn't really care any less than they do if they make the developers lives miserable.
Home Depot is more than happy with the current situation ... and I would posit that Save On Foods is as well.

anyway it’s all adults in the room. maybe the developer will go back to Saanich and win a $5 million contactsession on amenities and it’ll all work.

The developer knew exactly what was in the leases even before they bought the property. They are just playing hardball and trying to extort concessions from home depot or from Saanich. After all French villas and private jets are expensive,

What exactly is the problem? I can't think of a time where the HD parking lot was full and this proposal doesn't really eat into any parking spaces used by Home Depot customers. The development brings more customers into Home Depot's back yard. What's not to like?

I'm certain this project can be managed with minimal disruption to HD shoppers. Five million in compensation seems excessive, akin to extortion. It's foolish for HD to sabotage the entire dying mall since every other tenant is making a big sacrifice.

Perhaps they're concerned with how this could restrict the potential for Home Depot to expand in the future? They're asking for a 10,000 sq ft expansion as well as the $$.

And...the municipality knew nothing of the 'issue' until it (the issue) reared its ugly head.
My guess is muni will be squeezed and likely was planned exactly as it is playing out at the get-go.
Hard for Saanich to turn down the affordable housing the project promises on a minor issue such as it is between the tenant and developer. A concession can fix this all up nice and tidy-like.
I'd advise muni suck it up and get their pound-of-flesh down-the-road when that developer
comes back for another development.

i did some more digging on what's going on with this redevelopment and it looks like it's on pause and it could take another YEAR of consultation to decide what to do cause of home depot.
I had a feeling it was on pause cause i saw a save on foods staff member say they were training a new employee. i mean you wouldn't hire more people if the place was going to shut down and now they plan on leasing out he old landmark cinemas place for training sessions on a short term basis.
this is sad considering a lot of places are already gone, including gauntlet games which looks like one of the more popular places

This project is re-launching with plans for almost 600 units. Home Depot will be retained and will expand by 10,000 sq feet.
