The building at the back probably could have been 1 or 2 stories taller.

I really like that one of the buildings is curved. We simply do not see that enough.

Is this the same developer behind the Wade?

Holy cow, does this waterfront area ever have potential. If people didn't believe it before then this image should seal the deal.

If they follow the CoV model, once WQ is finished the area will be complete. After all, aren't parking lots along the waterfront the ideal land use?

With a coffee shop or something similar, this would make a nice destination at the end of the Songhees Walkway.

First look: Westbay Quay condo dev to transform Esquimalt's West Bay community

Esquimalt’s seaside West Bay community is in-store for a significant makeover following the reveal of a three building, 85-unit mixed-use residential and commercial development at the eastern edge of Victoria’s Inner Harbour.

Dubbed Westbay Quay, the two, five and six-storey all-concrete complex will incorporate ocean side condominium residences with ground floor retail spaces on a property bordered by Head, Lyall and Gore streets adjacent to the West Bay Marina and Esquimalt’s harbourfront Songhees Walkway.

Developer Max Tomaszewski of Tenfold Projects says the vision behind Westbay Quay follows the company’s ‘forward living’ mantra, a concept that brings together often overlooked fundamentals of building healthy homes and communities. [Full article]

The floorplans have now been revealed for the Topaz (two-storey) and Lapis (six-storey) buildings: http://westbayquay.com/floorplans/

The five-storey Sapphire floorplans have not yet been disclosed. Depending on the size of the largest units in Sapphire, the largest suite could eclipse the largest suite in Lapis that is 1,111 square feet. The smallest unit among the two buildings revealed so far is a 575 square foot one-bedroom (also in Lapis).

? Topaz has the 575 sq ft units, not Lapis.

Not crazy for most of these. The penthouse units on Topaz are setup well for students to share, there isn't a real master in those. 3 toilets in a 1000 sq ft condo is nuts though.

My boyfriend grew up with two siblings in about 1200 square feet with only one bathroom. As I spoiled brat who had her own 4 piece bathroom throughout high school and has never shared  a bedroom with anyone except a romantic parnter, I cannot comprehend this. What if somebody needed to use the toilet in the middle of my 90 minute night time showering and grooming routine? And black walls with scrawled chalk messages about how much my sister hated my father would've clashed horribly with the taupe comforter on my Ikea daybed. Not to mention how awkward it would have been for my sister to spoon her boyfriend or for me to stay up crying and writing angry diary entries...

Not much space to dine in the majority of those floor plans.

We moved to Victoria from Edmonton just months ago and are finding our way around before we purchase. I like the looks of this project but wonder about the area. Every one we talk to makes a  face and says "no way". From our perspective we could see and enjoy the water from this project. Is Esquimalt really that bad?

Welcome to VV, David.

Some parts of Esquimalt were somewhat shady up until about 15 years ago but certainly no worse than some parts of the big municipality of Saanich or the Westshore (Langford, Colwood, etc.).

But that being said, most folks probably don't know that James Bay was once a very shady area until several decades ago when ports were closed and industrial zones were transformed. Today James Bay is held up as one of the most desirable areas of the region (how times change, hey?).

Ideas and misconceptions die long, hard deaths. The truth about Esquimalt is its always been a quasi extension of the City of Victoria in the sense that it's close to downtown. It has amazing waterfront properties and in the real-estate world has been a quietly held secret. Check out Rockheights, Saxe Point, Selkirk and the Parklands areas. West Bay already has two newer condos overlooking the harbour built by the same guys behind Westbay Quay and some of the units are worth millions. Would folks buying multi-million dollar condos do so in a "no way" part of town?

West Bay Marina has a huge amount of upwards value potential thanks to its long-held anti-development attitude that's slowly being chipped away. Have a look for yourself and chat with the locals. You'll learn more than listening to folks who have so clearly intimated that they have a absolutely no idea what they're talking about if indeed they are telling you "no way."

I think one of the main assets for this location is the nearby Westsong Walkway all the way to the Johnson Street Bridge.

You are also with a kilometer of the E&N cycling trail with unlimited possibilities.

Don't listen to the naysayers.

I wonder how expensive the smallest one-bedroom is going to be? I'm going to guess more than I can afford :P
