Someone vandalized this project with red paint and VicPD are trying to track down the culprit. There are images on our Facebook page shared from Crimestoppers.

The south Island's condominium market is seeing a pronounced shift to a focus on emerging high density communities. The COVID era has created strong demand for projects in Esquimalt, like Esquimalt Town Square, which is now 60% sold-out at its first building release.

I do love the brickwork facing Esquimalt Road, changes things up a bit. Detailing on the soffits and balconies is excellent as well. Nice addition to the neighbourhood.

It's Esquimaux, of course.

I like the jaunty angle of the brickwork. Mike is always ranting that our request for interesting design will bankrupt the developer but I'm pretty sure that design was cost effective. Like the interesting panels on Ross Place in varying shades of grey and white it's not about throwing vast sums of money about, just making creative design solutions.

Well, now that I know your bar for creative design (Ross Place) I’ll have to cut you some slack. I thought you wanted a Guggenheim on Yates at Cook.

What are the starting price points at the Arbutus phase Mike?

I went to see the first phase and I think Aragon is going to shake things up in sleepy Victoria. The feel of their units is unique.

For an investment you would think the biggest market would be CFB Esquimalt as I am hearing newcomers posted here are not prepared for the high housing costs and will rent nice homes instead then eventually get posted somewhere else.

Prices start at $513,900, and each home includes a parking stall. Floorplans start at just under 700 square feet.

I'm one of those weird people that prefers the ground floor. Do not understand at all the aversion to the first floor. Made shopping for a condo much easier for me.

people have an unfounded security fear in ground floor units. I don’t understand it either. every single family home has a ground floor and there seems to be less fear there.

Super convenient and with strata maintained planters and in many cases green space.

In my experience ground floor units with patios/garden are often popular. Top and bottom sell first then the middle.

Ground floor adds to the appeal for me.  Private entry for walking the dog, but with minimal security/privacy for the BBQ and patio furniture.

Yeah the top or bottom. Never the middle. I would pay more for the bottom because I hate having to use an elevator to get to my home.

The higher up you go, the more likely you are to die from heart attack or stroke.
