Today there was a crew at the site with a drone.  Maybe related to the proposed condo?

Or perhaps to take pictures of that building that has fallen on its side.

Looks like they are getting shots of the views from various floors. I would assume they are starting to assemble the promotional material.

Per this recent T-C article it appears that construction on the "4th tower at Bayview Place" (roundhouse phase 1?) might start later this year.  The article also mentions plans for a senior living centre within the overall development...

The seniors housing will be situated along the southeast portion on the bluffs overlooking Tyee and Kimta, and yes, the "4th" tower will be the first tower of the Roundhouse portion.

From the above TC article, I interpreted "Focus Equities, Bayview Place owner, does not have plans for a partner for the fourth condo." as meaning they're going to develop this one themselves, as they did with Bayview One.  My theory was further bolstered in a recent survey Bayview residents were sent that asked about what improvements they'd like to see in the development.  Several questions were along the lines of "would you pay more for more space or higher end finishings/appliances etc".  As we know, Bayview One was designed as a more upscale set of condos relative to Bosa's Promontory and Encore.  I think this next tower, especially if developed by Focus, might return to those more upscale roots.

 

And does anyone think, as I do, that this is framing for some substantial new signage for the next big thing - the Roundhouse Tower?

looks like structural framing for a wall of windows not a sign ..an expansion of the existing structure

Could be, could be both.  If an expansion, it might be for a larger sales center for the Roundhouse Tower with the ability to show more rooms beyond just kitchen and bath.

There is an update session scheduled for Wed 4th. I expect the new building, seniors center and rail will all be discussed.

 

The presentation center was finished this week. There haven't been signs of any workers constructing show suites, so I expect the new building marketing is still a few months away.

Well, HB was right about the window framing.  The new structure encloses a previous open patio and can be used by Bayview residents for meetings and presentations.

 

Tonight's update included info on:

 

-  The new Element Lifestyle Retirement project (this was the major focus of the presentation)

 

   Great presentation of their "age in place" concept by Candy Ho, daughter of founder Don Ho (both seated in second pic).  Love those names.   :thumbsup:

 

-  The Langford to Bayview rail line

 

   According to Ken Mariash, it's green lighted, and project start is imminent.  The terminal is proposed to be in the upper left corner of the Roundhouse property.

 

-  The Roundhouse

 

   * Parking seems to be the big issue for tenants and Bayview is working to address it.

   * Ken sat at a Microsoft Surface Studio workstation and drew his design thoughts with a red marker.

 

- The Roundhouse Tower

 

  You can go into the presentation center and see proposed (near finalized) floor plans.  Looking for a preview launch in early November.

Nothing was said about the hotel and Ken's red marker presentation was showing a lot of the design ideas.  My take was much of the Roundhouse design is still being tweaked.  It sounded like they have an in-house team of architects constantly working on it.  When asked about when the Roundhouse Market would start, the issue of lack of tenant parking was the "issue" holding things up.  Maybe they'll have to nix a building to make some room, maybe it'll be the hotel.

 

I'm sure they'll be more info to come from the Christmas bash - Ken does throw the BEST community update sessions.   :cheers:
