This event was very preliminary - like alpha code.  It was a preview of their plans, all subject to change - hence the clear plastic model.  They are in their final design stage and expect to get a development permit next spring.  If that happens they can then start pre-sales.  A building permit comes even later.  I will say the event was very well attended, there seems to be tons of interest.

Does that mean there is still a chance RH1 won't look like a carbon copy of all the other Bayview projects to date?

I wouldn't count on that, given that it's the final design stage.  I think what they'll do, based on feedback/requests, is possibly tweak some of the floor plans.  I saw a few floor plans I liked and in general thought they were superior to what Bosa came up with for Promontory.

I was a fan of the appearance of Bayview one and Promontory but unfortunately the low rise building of the Encore looks very green and red because there is not as large scale of windows and more green filler instead of glass. Looks ugly IMO. If the new building is windows like the first 2 it would be doable. It really is too bad they don't add more character.

I'd just like to see a bit more variety and the Roundhouse buildings are an opportunity to try something fresh rather than Bayview 4.0 etc.

His only fear may be encouraging a Roundhouse aesthetic that breaks from the identity established at Bayview.

Hopefully the excessive spandrel coverage on that little building doesn't foreshadow the Encore or the future big tower. It would really be unfortunate if Victoria starts playing in the big leagues in this regard:

If we can't have more clear (vision) glass, then at least make the spandrel materials more colourful.

I've been told sales are not planned until 2019 on the 26 story tower. Take this with a grain of salt but that's what I was told.

That's a good question. Hudson does have a massive architectural crown which pushes its official height from approximately 72m to 85m.

Chris Le Fevre doesn't seem to be slowing down. Bosa has done great work at Bayview, but I don't know what the hold up is with the Roundhouse tower. The marketing team has sent me a couple of data updates that saw the unit count lowered from what was presented at the info session last year, and they also requested that we change the project completion date from 2021 to 2020.

 

At this point completing in 2020 would require a fairly immediate construction start and not a single delay, considering Chard is already moving dirt on the shorter Yates on Yates and Vivid at the Yates towers which won't complete until 2020 and 2021, respectively.

Le Fevre is the exception, but DG, Bayview and the Roundhouse are too slow to happen for my liking.

Yeah, for sure. DG missed the entire boom cycle and Bayview at least capitalized on two towers, but I really, really wish the commercial component had moved forward when it was originally planned to do so. That was what, three years ago now? Four maybe?
