- you DO NOT have to be a first time buyer
- you CAN rent out your parking spot

Into 475 square feet probably not, but certainly for the larger two-bedroom units that will be sized up to 1,000 square feet.

 

If owners are not aware that 844 Johnson is across the street then they're not doing their homework. And their realtors, should they choose to use them, will no doubt advise them (or ought to). But should the city stop being developed in that area because of a nuisance building? Or should we steamroll that neighbourhood with positivity?

Positivity, I do believe in it. In the case of 844 Johnson I suggest the city plant a row of fast growing trees along the east side of the building.

I just walked past the site. So far only about 10 square meters of (recently laid) asphalt has been torn up. At this rate even 2020 looks optimistic. ;) 

 

Actually, 20/20 would have been a good name for this project - get it - 2 buildings of 20 floors each?

Any chance of any two-bedroom buyers declining buying a parking spot? And would those be offered to any of the one-bedroom buyers?

Magmazing, that's exactly how it'll work. There are 64 2BD units at Vivid, and parking spaces not purchased by 2BD buyers will be available for 1BD and 1BD+den buyers to purchase at $35,000.

One Bed -  473 square feet to 602 square feet - $274,160 - $377,200

One Bed + Den - 624 square feet - $334,880 - $340,400

Two Bed/One Bath - 699 square feet - 818 square feet - $403,880 - $523,480

Two Bed/Two Bath - 731 square feet - 990 square feet - $446,200 - $531,760

 

Exact prices for individual units are not available yet. 

 

Still miffed everything under 2BR will pretty much have 0% of obtaining parking.

How will the transient zoning changes effect this property? I would imagine a large number of purchasers are buying for airbnb investment and perhaps they will never get the zoning they think they bought in to? Am I dreaming?

Checking the map it appears thats not exactly true, its right on the line. It depends on which lot it is (which im not sure of).

But yes, it's right on the line. It's the property (the two properties on that map) adjacent to the thin property with office building that has the movie theatre motif.

 

Yes, both towers are going up together.

We should assume that Vivid at the Yates will be 100% owner-occupied in the first two years after construction as per BC Housing requirements for this development.
