Land formerly occupied by a Shell gas station (pictured right-of-centre) at the intersection of Shelbourne Street and McKenzie Avenue in Saanich is now eyed for rental residences and commercial space.

A vacant lot at the intersection of Shelbourne Street and McKenzie Avenue in Saanich could soon be transformed into a mixed-use residential and commercial building, Citified has learned.

 
Formerly the site of a Shell gas station, the, 14,400 square foot property at 3949 Shelbourne Street is planned to house a six-storey, 78-unit purpose-built rental complex with two ground floor commercial units.
 
The anticipated unit make-up will yield a mix of 68 studio and one-bedroom residences and 10 two-bedroom suites. An underground parking component accessible off of McKenzie Avenue will accommodate 20 vehicles. [Full article]

So when I was a kid this was "Gordon Head Shell" owned by Miles Primrose (sp?).  They went on to open the tire shop at 616 Gorge East next to the Vic Car Wash.

Great location for it. Transit, university, shopping, etc all close by.

 

I wonder about the sizing of the units. Five floors (not counting the ground floor which is for commercial space) for 78 units. With a mix of studio, one-bedroom and two-bedroom units, some of those might come out kinda small.

If the floorprint is 12000 sq ft, and there are 15 or 16 units per floor, there is plenty of space. Floors 2-5 can have 2 2 bedrooms of 1000, 4 1 bedrooms of 500, and 10 studios of 300, and that still leaves 5000 sq ft to play with. Top floor would have 3 2 bedrooms.

12,000 sqft for the ground floor, there's an amenity deck on the second floor that cuts into the floor plates. Floors 2-5 are 9,100 sqft, floor 6 is 8,200 sqft. Proposed unit mix is:

Second: 13 1BR, 2 2BR

Third: 14 1BR, 2 2BR

Fourth: 14 1BR, 2 2BR

Fifth: 14 1BR, 2 2BR

Sixth: 13 1BR, 2 2BR

Plenty of room :). Small 1 bd assuming no studios, but still easily doable, particularly since it will be mostly students.

Yeah, I'm in the same boat here. I've been waiting for some sort of development of that size here, but overall it's kind of an ugly building. The McKenzie side looks particularly cluttered, and I'm not a fan of the big brown (brick?) wall taking up half its street presence on McKenzie.

I don't know, for a wood-frame, rental building on the corner of two busy thoroughfares the architecture isn't bad at all. Perhaps if approved, more detailed renderings will shine a better light on this project.

There's a decent rendering in today's Black Press. I love how the renderings always show a nice warm glow of the sun on the north elevation.  :whyme:

Yeah, things are getting out of control with the crazy sunset renderings and the lens flare obstructing the building. You're a junior architect, not JMW Turner, just show us the damn building.

The double-level ground floor makes for a vibrant street presence. Compare that to this 1970s-era project just east on McKenzie.

Not just a parking lot between the street and the building, but it's half-subterranean as well! Ahh, but there is a meter-wide grassy boulevard, so it's all good.

Really great looking building.

 

I'm trying to make sense of the design though. Those white blocks that extend from the balcony area make for a small and oddly shaped room.

Those cubes look cool but I think it's a mistake to have to them on the cold and dark north-facing side of the building.
