A luxury mixed-use condominium and retail project has been proposed for a long-vacant lot overlooking the View and Vancouver streets intersection, Citified has learned.

 
Dubbed The Ventana and rising to 14-storeys, the oval-shaped highrise designed by architect Jan Zak will be comprised of 21 residences sized at approximately 1,500 square feet, while two retail units will front onto the street below.
 
A rarity among Victoria’s condominium offerings, developer Don Charity of Mosaic Properties confirms purchasers will have the opportunity to combine two suites at Ventana to occupy an entire floor of the tower.
 
Amenities for residents are currently envisioned to include a lap pool and a fitness facility on the third floor, while two high-speed elevators will yield near-instant elevator access on all levels. [Full article]

Is it too much for me to hope this proposal inspires other projects (I am looking at you future Roundhouse towers) to break away from the rectilinear mold?

It's a small lot and the Jukebox right next door will have a boatload of small units. Meanwhile, many of the units in the Regents Park buildings right across the street are huge. Mixing things up is good.

Will the parking be underground here, considering the geotechnical challenges associated with the soil? If the pool and fitness amenities are on 3, it would make sense to have parking on 2...

I'm not sure there will be underground parking. I know that owners will use Jukebox parking. You will recall the previous one-storey bulding on this lot was virtually condemned because it had cracked in two and was shifting noticeably before it was demolished.

 

Edit: I'm not 100% sure about the on site parking.

Is this property just where this (smallish) parking lot is, or is the dividing line between Jukebox and Ventana a bit farther to the east (left on the photo)?

^ Yup, just that parking lot it looks like. 1029 View is the Jukebox.

Ugh.. not impressed.

Again it could be their trademark combo of World’s Worst Renders and World’s Worst Colour that is throwing me off. Hopefully it’s not that identical paneling to Jukebox and instead a higher end material that looks more bronze.

Looks short, stubby and just awkward smacked up against Jukebox. Have we become so desperate for good design that we are easily awed when someone rounds off the corners of a rectangular box?

I like the change from the typical boxy structure. Agree that it makes sense to add some larger units to the market as many new builds seem to provide small units. Can't be certain from the image, but looks like no balconies.

Really disagree with zoomer on this one. It's a fairly small building that doesn't look like anything else around. That's not a fault, it's a big plus. I'd actually suggest that interesting small-footprint buildings are an indicator of a district's maturation. The era of drab slabs (in Harris Green) should be long behind us now.

I think the height is fine. It is not too stubby. I don't get the idea that a cylindrical tower has to be phallus proportioned to be acceptable.
