The Downtown Victoria Y, visible in the centre of this aerial photograph and kitty-corner from the Christ Church Cathedral along Quadra Street, has been acquired by Vancouver-based Concert Properties. The fitness centre has up to seven years to pursue plans for an alternate location.

I suppose that Concert could feasibly construct 2-3 towers on this newly-acquired site.

It will be interesting to see where the YMCA winds up if they don’t go to the crystal pool...

City needs two rec centres. Crystal should be seperate.
Y couls go to cap six or mazda site or remain as part of new build. Concert did y in van and are doing one in calgary I bekieve as well

Will be interesting to see if the new YM-YWCA enters into some sort of city & developer partnership like the Westhills YM-YWCA where:

"The deal calls for Westhills — which is developing a new community on 209 hectares in Langford — to build the pool facility, which the YM-YWCA will lease for 25 years. The city has guaranteed to buy services from the YM-YWCA for 25 years at a minimum of $750,000 a year, with the amount linked to population increases. The city also agreed to assume the lease if the YM-YWCA ceases to operate the centre."

 

Perhaps part of a future Rock Bay development....

Some stellar coverage in our local rag:

“That building opened after two separate Y organizations in the city were consolidated. The YMCA, serving males, had its building on the corner of Broughton and View streets, and the YWCA, for women, was at Broughton and Courtney streets.”

Who can tell me what’s wrong with this statement? That’s some crack reporting from the TC.

They’ll be bound by the Cathedral District limits so height likely won’t be one of the features of the buildings.

Presumably Concert could try to vary the height restriction based, in part, on community benefits, which might extend to developing a new Y on another site downtown, and incorporating some green space into the existing site along Quadra.

They’ll be bound by the Cathedral District limits so height likely won’t be one of the features of the buildings.

Which is rather laughable since the existing 2 storey buildings in the 800 block of Fort Street already obscure the view of the cathedral.

YMCA wants to be downtown. Rock bay is too far out.

That being said the property is one of the largest land acquisitions in downtown Victoria in recent years, second only to the acquisition of the Harris Green Village property.

As per Jackerbie's post, the heights are limited to eight-storeys. I doubt they'll have the ability to push them beyond that, but then we're also looking at a future development that is unlikely to proceed for nearly a decade.

I'm more confused than ever about Victoria's development scene. If an occupied site with seemingly limited redevelopment potential is worth $22 million then what about all of the crapshacks and empty lots?
