So no renderings from the public meeting? I just realized both 979 Pandora and the adjacent 1400 Vancouver are going to be the same height, just one storey lower than 989 Johnson and Legato. I'm very excited for all these projects but does anyone else think the west side of Vancouver Street is going to feel a bit like a big wall with the lack of height variation?

I agree. It's the fault of our absurd height restrictions. In order to be financially viable projects have to max out their height. For example, wouldn't 989 Johnson have been even better if one tower was 20 floors and the other was perhaps only 12? The overall density would remain the same but the appearance would be more interesting, IMHO.

I was just thinking about this project yesterday. It will be important for it to balance the McColl's property proposal on Johnson. I look forward to seeing the renderings.

Townline is proposing 100% rental and has requested a waiver of all Community Amenity Contributions (CACs) associated with the density bonus

 

10 studios, 115 1BR, 39 2BR, 2 3BR, 302 sq. m commercial floor space (3,250 sq. ft.)

Townline is proposing 100% rental and has requested a waiver of all Community Amenity Contributions (CACs) associated with the density bonus...

But they haven't proposed below-market rentals. Between this and requesting a waiver of the CACs there's every chance this won't get approved by council.

Well they already have at least one vote in favour or else they wouldn't have submitted.

That's the line with condo buildings, I don't think there's any official policy for rental buildings. Victoria seems to be doing everything on a ad-hoc basis, which puts staff in a tough place as they'll be working within existing policies and bylaws, not the whims of Councillors.

Thanks for the clarification. I have no issues with the Hudson sites but they are not cheap. I can't see TV buying into apartments starting at $1,500 a month.

Hudson is a premium product, I can't imagine this project renting at the same rates. Then again, even Azzurro is renting at $1,400 for a 1BR. Difficult to forecast the rental market in 3-5 years, especially with the number of rental projects going up right now.

I would think that with rent controls in place then you have to start at the top of the market.

With nearly 1,000-units of residences materializing between Blanshard and Cook, that strip will be vasty different in several years.

 

If the downtown eastside's Gastown area could be rapidly transoformed so too can Pandora.
