they should be building more affordable housing/rentals out in Sooke and over the Malahat.
Young families have to move to these places to afford a house.

Housing will always be a problem everywhere at any given point. It's the biggest expense for most people and it's inescapable that a significant share of the population will struggle with rent and mortgages no matter the year. Homelessness isn't a 2020 invention, so to speak.
Which is not to say the problem's magnitude will remain exactly the same throughout time. Historically low interest rates, high migration rates, flood of foreign money and a major boom in tourism and international education makes for a fundamentally different housing market landscape.
And lets not forget that speculation is rampant in many markets as well. Many people believe that the Feds will not be able to raise rates because they have taken on too much debt, so the free money gravy train is going to last for a while yet.

Coming soon: a speculation tax on people who don't speculate, and a vacancy tax on homes that aren't vacant.
It is called a wealth tax and a tax on capital gains on your primary residence. Don't worry though, the wealth tax will only be on assets > $20M and capital gains on more than $500K. Then each year those numbers will drop.

The federal one won't, it will go after home flippers, foreigners not living in the homes, etc,

The only speculation I’m seeing is BC Housing buying $3.4M properties for triple the price.
Common Mike, $9.2 million is not quite triple.
