Part 1) buying. I go and pick the unit I love and avoid use you time- if possible at all and I tell the sale guys and gals that I will use a realtor when I decide to buy. When I am ready to buy and sign up the contacts, I contact you and get your name on the contact as my agent. In this case, am I looking at 50% commission rebate? Is my understanding correct on the process?
Part 2). Love your idea on MERE. How many sellers contacted you in general? Does it really work?
Part 1) I did 50% cash back for 5+ years. Just didn't work for a variety of reasons. People still phone me all the time and are along the lines of
"I just need you to write up an offer and I want >50% cash back, can you do that?"
and I reply with
"Listen, if you are willing to go unconditional at asking price I'll do 80% cash back, otherwise no."
I once spent 5 years showing a couple from Vancouver houses and they finally bought and I had to give them 50% cash back as that was the offer.

Re-sale just doesn't work. I tried for 5 years and I had limits on amount of homes you could see and I tried all sorts of strategies but nothing worked that well.
