I don't think there's a thread for this anywhere, but the revised drawings for 520 Normandy Road at the corner of Elk Lake Drive were submitted last week. D'Arcy Jones Architects for Aryze Developments. Any chance we can get a sketch or rendering? The elevations do the project a major disservice...

Elevations: https://www.saanich....0200513elev.pdf

Landscape: https://www.saanich....0200513land.pdf

Development consists of 8 townhouses and a 6-storey apartment building. Looks like wetland restoration is included on the north end of the site at Normandy Creek.

Another homage to the 70s/80s. Is this the new Elk Lake Drive style?

Oh that is so much better than the black and white elevation! Thanks!

This one reminds me of the homes in Broadmead, so possibly picking up on that local architectural reference. The MGC project less so, but it is of the same era.

Also in the works on Elk Lake Drive: Saanich has tapped HCMA to design the replacement fire hall. It's of the typical contemporary style seen in other recent fire hall rebuilds.

Now that's a rendering I'd love to see. All we've been presented with are low res variants, or scans of printed documents.

Further south on Elk Drive, residents have mobilized against Aryze Developments’ proposal for eight townhouses and a six-storey building with 65 rental units at 520 Normandy Rd., beside Saanich Commonwealth Place.

“It’s too tall and too dense and it doesn’t fit with the character of the neighbourhood,” said Heather Banister, who lives in a single-family home near the proposed development site. “It’s going to be a wall against one-storey homes.”

But Luke Mari of Aryze said the development was scaled to deliver the type of housing desperately needed in Saanich. Fifteen of the units would be designated as affordable — seven in perpetuity and eight for 10 years.

“The status quo is not working,” he said.

I believe this is the subtitle of Chapter One of the NIMBY Guide to Better Living.

Looks like 6 storeys was denied. Here's a render of the updated 4 storey redesign.

That is really unfortunate as it seemed well suited to the area given the transit hub nearby, the rec center, and mutli-storey condo developments around the corner.

Aryze said the redesign cost $540k.

Saanich is taking housing affordability very seriously.

The four-storey rendering? It is, or mostly. I think there may have been more tweaks but that’s it in a nutshell. It’s also approved now, with unanimous approvals granted last night.

The original 6 story design was far better in my opinion. This new one looks bland and even less fitting for the area.

That 4-floor design is just tragic IMO - both Shelbourne and Cook Streets circa 1969 called and want their design back please. This is the penultimate poster child for tedious, dull, bland, monotonous, repetitious and completely unalterably uninteresting design....
