Imagine a 150-foot long boardwalk along the Turkey Head breakwater with a large pier at the end where people could fish from and throw crab traps. It would be something like the Sidney pier.

Turkey Head functions as a parking lot, but in reality it's a somewhat massive breakwater that takes a severe beating in storms from the Southeast, often flooding so badly, said parking lot has to be shut down. 

"Reimagining" the entire Oak Bay Marina/Turkey Head facility sounds like a cool undertaking ... but in really it really just is what it is, having developed somewhat holistically over the decades. 

 

When they removed Sealand, the marina ceased being a focused destination for anybody but the boat owners in the marina, and folks with reservations at the restaurant.

Storms prevent any real additional development, and what infrastructure there is in place now serves the folks that use the marina regularly quite well (ship chandlery, gas dock, coffee shop, restaurant, marine ways and boat repair).

 

And the transient boaters permanently swinging the hook in the harbour (that the Municipality wants "ideas" on) are just a reality of protected harbours all along the West Coast, they're the leeches of the marine community, they're everywhere, and nobody can make them go away except the Federal Gov't.

Oak Bay Beach Hotel has experienced a few waves over the years that destroyed its ocean facing outdoor spaces, so yes, good point on the volatility of that waterfront.

Fill the tube they float out the end. Vice versa for maintenance.

They do take photos of me sometimes. We forget the locals are part of the wildlife in the CRD.

I do it back to them when I’m on vacation.

The two respective proposals are available online, one is 67 pages and the other 33 pages.

 

The current lease ends in December 2022 and a new lease is expected to run from 2023 to 2052. The provincial portion of the lease is currently an annual payment of $64,974 plus GST, though the new figure is yet to be determined.

If the intention behind the first concept is to introduce more of a waterfront village vibe, then I'd say it's too cautious. Methinks something along the lines of Mattick's Farm lite would be a better approach.

 

The second concept is basically what we have now, but improved and expanded slightly? That one shouldn't even be controversial, assuming my summation is correct.

A ridiculous proposal made by somebody who has no idea where they're proposing to build.

As was pointed out on VV a year or so ago, and as anybody who's lived in Victoria for a lengthy period of time knows ... in big storms the waves crash right over the top of Turkey Head!

 

Same elevation as is provided today, and obviously no breakwater of any kind ... which means the first big storm will do exactly as it does now ... which is pour water endlessly over TH, and leave a foot of water over the entire north end when the storm is over.

 

Crazy that a design can make it this far along with such a major flaw in the concept.

Council plans to embark on talks with what they are calling Proponent One. That proposal would create 220 parking stalls on the 2.6-hectare property at 1327 Beach Dr.

Features include a paddle sports pier, art walk, new fuel dock, an expanded Turkey Head walkway, a bandshell, a new waterfront pier, rain gardens, Songhees First Nation moorage and a cycling hub.

The municipality had narrowed down submissions to two and posted details on its website for public comment. More than 600 responses to the proposals were submitted from citizens.
