the title of the thread is “student rentals” but I believe only campus housing affiliated with or owned by the institution can specify who tenants are. and bc does not allow fixed term rentals do we?

Landlords can still pick and choose their tenants.

Social housing projects even have minimums and maximums for your earnings brackets. Other buildings have age restrictions. Others still are for women-only, or women and children, or people or a certain ethnic background. Would that not apply to this scenario, a pre determined qualifier for suitability?

landlords can still choose their tenants yes.  

 

but no those other qualifiers would be contrary to the human rights laws in this case.  government-subsidy programs might be different.

 

for example you could say you only wanted students.  but if someone moved in and failed to remain a student you'd have no grounds for them to leave.

maybe. but I doubt it. if you kept renewing 30 day blocks you be deemed to be trying to circumvent the RTA. so it would not work. if that worked other landlords would attempt that workaround for a variety of reasons (end tenancies without cause or circumvent rent controls).

I wonder if they'll seek an agreement with the University to be an 'official' housing provider?

Or perhaps they just think the design and marketing will attract enough applications from students. Having 3 room-mates you don't know and a twin bed would be a deterrant for a lot of non-students.

This project got some minor updates in May and the developer has filed for a Development Permit Variance as of today...

MODS:  this project has been redesigned and is no longer being pitched as student rental.  Instead, it will be 34 units of purpose-built affordable rentals ranging in size from studios to two-bedroom units.

 

The redesign includes a commercial unit on ground floor but retains much of the original 'look and feel':

The entire concept made no sense when they unveiled it.  But I think they came back with "we've studied projects in LA and Portland that work!"

 

Whatever.

 

Or maybe I'm mixing this up with some other bizarre sharing project that was just as silly.

A proposed development near downtown features a form of communal living that’s popular in Los Angeles and New York but is a first for Victoria.

 

Townline Homes is proposing a 16-storey building at the corner of Pandora Avenue and Vancouver Street that would have 121 rental units, including 54 fully furnished co-living apartments organized into three-, four- and five-bedroom pods.

 

Tenants of the co-living pods would rent their bedrooms directly from the property manager and share a kitchen and dining area with others in the pod.

 

Most of the units would also have a private bathroom, but some would share between two units. The units would rent for about 30 per cent below the market rent for a studio unit in the city.

South Jubilee 34-unit rental building proposal goes to public hearing
Six-storey rental building with ground-floor commercial space would replace an existing four-unit townhouse development at 1693-1699 Fort St.
 
 
A 34-unit rental project in the South Jubilee ­neighbourhood, initially conceived as student housing, will now head to ­public hearing as a mixed-use, ­purpose-built rental ­development after getting ­unanimous approval from V­ictoria council’s committee of the whole Thursday.

It also calls for only nine parking stalls for the ­building. There are plans for bus passes for all residents for three years, parking for a car-share vehicle and car-share ­memberships for each unit, 63 long-term bike stalls and six visitor bike stalls.

Although the project was initially conceived as student housing, Aryze principal Luke Mari said they changed their minds after concerns were raised by neighbours, and opted to broaden the rental pool.

well that's why this is almost institutional in nature.  it's certainly not your typical apartment building in terms of tenant make-up.  tenants are expected to turn often.  but i'm not sure how the tenancy act comes into play.  ie. what if someone wants to stay for 10 years?  or if you can even discriminate against non-students. 

 

remember that one guy that stayed on at UVic residences and it took them years to get rid of him.  but that was specific residence housing that does not have all he protections of the RTA.

We had a chance to speak with Aryze about the concept. This will be an interesting project, and it looks like it's at the front of an emerging trend.

This looks great! 4 bedroom units, native plantings, ground floor bike room, a new CRU, few parking spots, all in a very walkable, bikeable, transit-friendly neighborhood. I’m sure this will go over well with council.

 

There will be no 4-br units.  None more than 2-br.

Giving residents free bus passes is a bizarre "amenity". Where does this end? How long before we see private developers being requested to include free groceries for future tenants?
