That is a great piece of property. This could be a real plus for James Bay if the right development is designed.

it’s been an odd but likely profitable parking lot for as long as I can remember. those neat three level townhouses on the NE corner were built in the early 90’s. I think.

James Bay lacks a good assortment of commercial and other facilities. A good retail centre is missing here, so hopefully the development will help address this problem and add more services to an area with such high density housing and tourists.

Knowing Frank he'll do something awesome and then the developer will gind all the edges off and then Isitt and co. will say that it doesn't include James Bay in the social contract and then it will look as if Frank designed a Holiday Inn Express and then 50C and CovEbola.

Plans are up on Dev Tracker now. The proposal include 112 units across a 17-storey tower and several townhouses.

It looks like 15% of the units will be offered at 15% below market value with support from the CRD per the letter to the city and council.  I suppose this 'attainable ownership' program would be similar to the ones that Chard has done with BC Housing?

so what do 250 kids do every day?  are they left at home alone?  

 

i take this kind of thing with a serious grain of salt.

/\ a developer ploy to garner community/council support. They are not doing anything beyond providing an empty room designated for daycare. Who is hiring and paying for the daycare workers - are there enough qualified workers or even operators ready to take on the space? And to be fair I haven’t read or know the details - will this space be provided free of charge to operators? If so, that is fairly generous, but shouldn’t be required to gain approval - although ‘shortage crisis’ is increasingly being used to gain political approval.

Approval should be based on whether or not that housing (and design) is suitable in that location. It’s not the developer paying for daycare out of their own pocket, it’ll be the new homeowners subsidizing daycare in Victoria. Ironic as condos cost less than homes, and once again it’s those homeowners who can probably least afford it who are subsidizing a service that everyone will have access to, even those living in the same neighbourhood in multi-million dollar homes.

I tend to apply the filter to "Pre-Application- CALUC" to see the newest development proposals.  If you do that on the site, you will see this development at the very top...
