I checked out the Aria the other day, it seems to be coming along nicely :smt098

Yeah it is. Seems like the tradesmen in this town have got their act together and have picked up the pace. A year or two back construction took significantly longer due to Victoria's inexperienced work force.

That's a cool image, btw.

^^ I know a concrete guy that is going non-stop, but he is actually happy with his labour force and the time they make on jobs. Correct - they have learned how to do it, after years of just 4-storey wood-frame stuff where they maybe just made the parking garage.

They are already framing the second level of parking and it should be poured by the end of the week. We could see this peeking above ground in late november.

Ditto for Bayview in Vic West. The pace of these projects is finally increasing so we better not see that bust!

Walked by this one today they are pouring the second level parking floor. Man I am excited for this one to get beyond ground level. Their newspaper ad says you can count to amount of units left on your hands. I wonder if that is for both phases or just the first one. I have a feeling that this will overtake the Belvedere as the nicest new building in this part of town.

It's just a little short that's all. But I am excited to see this building being finnished.

If I am right I think they have only sold phase I so far.

I like the ground interaction and all the public walkways around it. I think it is a good height for its location. We have a nice build up towards downtown.

Mostly I just like the fact that all of these parking lots are gone.

I also like the rendering. I hope that it looks like that. Wasn't the original proposal 19 and 15?

Unreal. He stated ....I finally bought my dream condo downtown and it's going to be ruined because of a highrise....Bahahahaha....

Not like astoria didn't destroy the view of those buildings north east of it.

But thats what happens when you live in the downtown.

I notice someone has posted Campbell as the general, they are only completing the structure as a sub to Alpha Project Developements, the owner. Fred Rohani is to cheap to ever hire a general contractor.

Wow concorde, sounds like you know a thing or two about the various contracting options that developers use. The thing is, it sounds like you probably don't know enough.

Not knowing much about the particulars of this contract it looks like an arangement known as Construction Management. This differs from the classic design-bid-build contract (with a general contractor) in that the owner contracts directly with all the subs, bearing all the risk associated with that. There's also generally no fixed price with a CM job, and the construction management firm or professional is paid on a percentage fee basis.

CM has its advantages, especially if the owner wants to maintain flexibility and direct control of the project.

I'm not sure what your beef with Alpha is, but to imply that they're too cheep to hire a general seems like a comment born of some kind of personal bitterness, not a deep understanding of the business of construction.

captain,

i am fully aware of the construction delivery methods, but this job is not a CM job. On this particular job, Alpha is acting has their own general contractor, just as they did on Cityplace, only a few short blocks away. Again, on that job, Campbell was contracted to Alpha directly.

If this job is CM, then who is the construction manager? Alpha has a full time site superientendent on site who used to build houses

Oh, just in case you don't know all the contractural delivery options, they are lump sum, construction management, design build, cost plus and P3/design build operate.

My beef with companies like Alpha is that the end user loses. Since Alpha builds the project under a numbered company and are typically long gone by the time there are warranty issues. General contractors and construction managers like PCL, Ledcor, Farmer and Campbell have been around a long time and are not going anywhere and stand behind their jobs.

Alpha Project Developments 7 Ltd. (or at least I think they are at #7) will disappear very quickly after substantial completion leaving the condo owners on the hook.
