This building used to be a 3-storey rental apartment. The owner is rebuilding it as a four-storey condo.

This one is being "re-imagined" just like the Cityside development on the Gorge. Even though this does mean a loss of rental accomodation, I expect many of the new buyers will likely rent out their units. Nevertheless, I imagine it will still help to revitalize the heart of Esquimalt.

Thank god they have that public space to offset that massive tower around it.

That courtyard is a remnant of the original apartment design (Ovation is a conversion from apartments to condos with an additional floor, in case anyone is wondering).

Looked at these while still under construction, very unique top floor units with stairs to small rooftop room and decks.

But worried about view if the Legion highrise went ahead, and prices were too high.

I see over half the units are still for sale (as per MLS this am).

Call this one complete.
Thier site says Phase 2 (Courtyard) is complete.
37 of 76 total units still for sale.

We looked at a couple units in this building, the reason there are so many available is the simple fact that the floors are extremely slanted. The finish in them is very nice, but I felt like Liza Minnelli in Arrested Development. Ended up buying at the Gorge Vale Golf Course Development.

(The two units were on opposite sides of the same building so the problem isn't necessarily location specific.)

that is common in renovating existing structures, you can usually only get it soo level without tearing down the structure and starting all over.

add to this, you are developing on the cheap side.

This wasn't a new complex. It was a crappy apartment block that was renovated inside and out and converted into condos. The Developer of this project did it on the cheap, which would mean actually leveling out floors would not be within the budget. I am not the least bit surprised to hear this. I have often wondered but haven't been bothered to swing by and look at the suites.

I think it was unit 212 and we also looked at another unit on the other side of the hallway and I found the problem even more pronounced. I have a construction background (fine detail finishing work in Whistler) so it might of been more obvious to me then other people, but with 32 units available in a 77 unit complex two years after completion I doubt it. And I did hear that the problem was more then that specific area.


The level of finish is very nice in this place, surprisingly nice.

If you are not a world-renowned championship marbles player (and who isn't these days), who cares if it is slanted?
