I'm not sure if standard commercial is in demand on this corner ...yet. The good thing is that the usage can change as demand does. And for what its worth, a rental office for a company with multiple rental properties across this region will likely be busier than the Primerica offices ever were.

Last I checked office is commercialI would completely agree if it had any commercial. It has a construction office that is it.

I am the first to agree that commercial does not need to go anywhere have a look at my posts I was against it at the Jukebox and supported Chard's decision to leave out commercial at the 834.

It's an apartment rental company office, not a construction office.
I really don't see what the big deal is here. The design looks great, commercial with individuals coming and going throughout the day is great, and rental housing is great. We have a trifecta of good in an area that hasn't seen much good of any kind in a very long time.

The location is not that good for retail or such because of a number of reasons. Ons is the parking - there would be no on street parking. Second is that the existing retail space in the area has an ongoing fairly high vacancy rate. Third, Saanich has done nothing to make Burnside road a better street for people to walk along which means many people choose streets like Maddock.

So which is it.. the coho in view royal in april (see header in photo) or heron/ardea..
Anythings gotta be better than what was there before..
