K, I added the clarification. Just didn't want the debate to start in reference to the Wilson project. I'm OK with no parking at that project. Although, now that I think about our neighbourhood street parking problem....

Wilson's Walk sort of has an underground component already built and sitting exposed to the elements. I'm not sure how many spaces are available there but there will be some. I'm not sure what the City of Victoria's plan for Vic West is regarding parking but clearly on-street parking has to be available to residents first, drop-off parkers and commuters second. As much as I hate "residential parking" signage it may be necessary not too far in the future.

Great so on my next development and every other developer won't provide any parking at all, but I will definitely include an allowance for some handy "residential parking" signs in my budget.  If they city allows this, then they must allow everyone else the same treatment

Not sure what you mean. How many residential neighborhoods deal with downtown commuters parking there and not in downtown? Residents need on-street parking, whether due to more vehicles than a driveway can accommodate or whatnot, but that really doesn't matter. Surely no justification has to be given in Oak Bay why a resident wants to park on the street instead of a driveway, right?

And what would you do in Oak Bay if commuters were taking up your on street parking?

What I mean is its irresponsible for a developer not to provide any on street parking in their development and solely rely on changing the parking on the street to residential parking only

 

If I am not mistaken the proposed affordable housing across from the Save on Foods arena has no on site parking and I got the impression from your post that Wilsons Walk will be the same

The big problem in this area are commuters who leave their vehicles behind for the day. Sooner or later most of Vic West will be residential only due to this problem.

I know what you mean, in that the developer should provide parking and I agree with this, but for this immediate area residential parking only would happen even without this development.

I don't understand the reasoning behind parking reductions. There are more vehicles on our roads every year.

The other problem I have come to realize is the amount of illegal suites in neighborhoods.  I wrote here some months back that I visited a friend and couldn't even find on street parking and they told me it was because of all of the basement suites.

 

To me if you have 2 parents, a teenager and a basement suite, you better have enough room on your proprty for 4 cars

On my street its commuters. I've started leaving notes... Cleared up. It'll be back... Actually I've seen more than a few rooming houses converted to single family over the last decade in VicWest so Its not from an increase in hidden density in these parts that's for sure.

We'll have to watch the situation with this building closely. Big projects like this should include all the parking they need and not put pressure on other streets. The City should also be more proactive with parking restrictions as a result of changes to parking spots (something taking place throughout Vic West) and not require residents to start a review process.

^whats wrong will all streets as 2 hour zones 8am to 6pm in Vic West with zero exceptions for visitors, residents, etc

A neighbourhood with parking at a premium is a healthy neighbourhood. Higher density means more people walking, bussing and biking. It also means it's a place people want to live.

It's also a place where people grow frustrated that they can't park their vehicles close to their residents or their visitors struggle to find parking. Let's face it, the car isn't going to disappear any time soon and parking continues to be a problem in every high-density downtown project built. In every building, and I mean every building, there are parking wanted ads posted with regularity.

 

I'm not a fan of the City reducing parking capacity project after project. I don't care if Wilson's Walk is a "subsidized" project, that doesn't mean the residents won't have a vehicle if not two. That's just how it is and that's how things will continue to be for the foreseeable future.

^the fact is if every project, condo or house, had sufficient on site parking there wouldn't be any complaints that "residents can't find parking close to their residents".  Furthermore a garage is to park cars, not to be used for storing so many things you can't park a vehicle in there anymore.

 

The fact is the opposite is generally true, there are tiny driveways with barely room for one car, but the owner has 3 cars including their kids, plus another 1 or 2 from their illegal suite.  Plus the garage is packed with so much stuff because most houses don't have basement/storage anymore, its all been converted into living area or an illegal suite
