Hearing some interesting chatter in the urban planning and architecture circles about the future of office space. Some office furniture suppliers have seen a surge in demand for partitions and desks. The open concept office trend may die with COVID-19.

 

There's also an expectation that individual workspaces will be larger, which will be helped by decreasing the number of people physically in the office as working from home becomes more acceptable.

 

I think that if you are going to catch a virus, you are far more likely to do so in an office environment by touching a chair, desk, door handle, piece of equipment, etc then by sitting beside someone without a partition.

this entire week in all of greater victoria there were a grand total of TWO new commercial real estate listings.  a lot and a small apartment building.

 

i guess it's not a good time to sell/buy.

The market needs to find pricing with the uncertainty about how offices are going to be used going forward. According to the recent Viatec survey, 60% of local tech companies do not plan to EVER reclaim their office space. Currently about 80% of space is sitting vacant.

That being said, the tech industry in Victoria is so incredibly small that it’s not a concern what the industry does or doesn’t do.

True but most of the new office developments have a significant tech component. In addition, what is happening in tech is being reflected elsewhere, they are just not publishing surveys. Investment managers, banks, insurance companies, etc are all doing the same math and determining that a large percentage of their staff can work from home effectively.

Current government records say 1319 Government Street was built in 1995. But we think that is incorrect. We think this is a 19th century building with a major facade renovation done in 1995.

We think this building once housed Dixi H. Ross & Co., one of Victoria’s early grocery businesses. Here are some City of Victoria Archives photo showing Dixi H. Ross & Co. Grocers, 1317 Government Street:

Two Government Street businessmen took turns Saturday switching off the power to a drilling outfit which they claim made so much noise that hotel residents couldn't sleep.

Randle claims the noise made in the daytime by Tri-K Drilling has made sleep impossible for night workers who stay at the New England Hotel...

...he and businessman Jack McKenzie, owner of Seed of Life, 1316 Government, took turns to switch off the Tri-K's drilling equipment... He said wire clippers were used when the switch was tied down by workmen.

Krenbrink's men are drilling an elevator shaft for a two-storey building at what will be 1319 Government.

On page 56 of Dorothy Mindenhall's "Unbuilt Victoria" there's an illustration from city of Victoria archives of the proposed beautification of the walkway from Broad through to Government, 1300-block.

Having worked in that store I highly doubt the building is pre-1970s, unless the facade renovation included completely gutting the entire interior and redoing everything in concrete.

Maybe I'm reading too much into that CoV concept for a mid-block walkway on the 1300-block between Government and Broad. There are many old news stories that make reference to residents of 1319 Government, so it seems like the kind of place that the CoV would have wanted to erase. But maybe it never actually happened? Maybe the old building was just completely gutted, as Jackerbie says?

The old Colonist archives end in 1980 and at that time the third floor was being renovated for high tech.
