Really? It looks like something I would have built out of LEGO when I was about 8 years old.

Really? Wow, you were ahead of your time ... its a shame your oppinion doesn't count for anything at all ... with proposals.

My "oppinion" (sic)   should certainly count as much as the JBNA's whom I assume we are to thank for this homage to the mundane.

It's not a far cry from Era, and I think most VV'ers have been quite vocal in their approval of that tower.

Let's keep in mind the design is likely to change. Personally I hope they break up the massive podium and do away with that wall.

Know it all.

Agreed. The podium is a total disaster.

Actually, I'm happy to hear Nparker's opinions on this forum. As to the design, what a waste of an opportunity! This is bland and unimaginative, and really pales next to the earlier plans for the site by Westwood, I seem to recall.

^ I would be happy to see a development proceed here...but, the plans for this project are so bland and uninspiring. I'm sure we could do better. We almost did a few years ago.

Renderings from newer plans dated October 18, 2016. (From the Development Tracker)

Basic layout unchanged but added treatments and accents to be far less monochromatic.

Added windows to the west face of the lower level so its not a blank wall.

There are circular columns at the ground floor retail portion.

Portions of brick treatments.

I think the renderings probably don't do the treatments justice. That is, I don't think it would look as bland in person.

It's still a far cry from some of the earlier proposals for this site, but it's a step in the right direction.

This most recent set of plans goes before COTW Thursday November 17 9am for rezoning and development permits.

Next step would be public hearing.

Oh joy. A public hearing involving the JBNA. I imagine the pitchforks are being sharpened and the torches being refueled as we speak. Remind me again how this property is even part of James Bay?

I had to laugh at the following from today's T-C regarding this proposal (now called "Tapestry")

The James Bay Neighbourhood Association submitted a letter to the city in which board members expressed “disappointment” with the design, stating it looks more like an apartment building than a “signature" building.

- See more at: http://www.timescolo...h.0IsgE5Ka.dpuf

It seems to me several "signature" designs were proposed...all of them shot down by the JBNA.  :whyme:

I'm not quite sure of "several" Nparker. The only design that could be called "signature" might be the Westbank plans that included a dramatic corner treatment where a new Art Gallery would go. And while the JBNA may have opposed parts of the plan, they don't really have enough sway to kill a project. There is tons of NIMBYism in the organization, but they sometimes go with the flow, such as with Capital Park. I'm no apologist for the JBNA but this time they have it right.

While I agree the current design is bland to the max, there were at least 2 previous proposals that were superior in every way (aesthetically speaking) and some group or other managed to get them shot down.

What is the JBNA's definition of a "signature" design anyway?

One that has no bike lane.
