I counted 9 vanancies in the new wing from the map on their website, 7 if you don’t count the two next to the Sportchek entrance which I don’t remember if those were there before the expansion. Either way, the expansion failed to add any new stores to the CoV, so I could see hesitation on the part of the UH developers.

But isn’t their big thing the condos? They could make money on the condos and handle a slower uptake on commercial leases

mayfair mall trivia:

A Brief House of Knives History

House of Knives is a successful privately 100% Canadian owned business that was first established in 1979. Our business model has distinguished us from any competitor by offering a broader selection of top quality products, a higher level of customer service, and a sharper focus on product knowledge.

In 1987, Allan Eng opened a House of Knives in Victoria, BC. In 1992, together with his brother André, he purchased the franchise rights for British Columbia and rapidly expanded from one store to ten within a three month period. Together, they created a business model that distinguished itself from corporate stores by offering a broader selection of quality products, a higher level of customer service, and a sharper focus on product knowledge. This model established the western franchise as the most successful in Canada.

By 2010, all House of Knives stores east of British Columbia were closed. But in 2011, to fulfill his dream of once again expanding House of Knives across Canada, André Eng purchased full rights to the House of Knives brand across the country.

In 2015, with the opening of the third House of Knives store in Alberta in less than three years, Andre's dream is well on its way to becoming a reality.

In 2018, We currently have 16 stores in BC and Alberta, and are looking forward to expanding across Canada.

The Eng's bought my house in White Rock when I moved to the island. Got a whole bunch of gift certificates to their stores for leaving them some furniture we didn't want to move.

They added Indigo and Sportchek and they will be adding a restaurant.

Technically those were relocated from elsewhere in Victoria so he means nothing new was added to the city.

Sportchek was in Saanich, technically, and we have never had an Indigo in Greater Vic, technically.

If only there was a thread for Mayfair where these discussions could be made in their proper context. ^_^

hmmm, I am going to have to look at paying people who work on my house with company gift certificates.  I wonder if CRA has anything to say about that!

I don't think the Eng's were paying LJ for work. It sounds like they were being nice by gifting him some gift certificates for furniture he left them.

Gift certificates in exchange for items would be classified different from gift certificates for work done by a person

I think you need to re-read the post; that is not at all what LJ is saying....

EDIT: see Mike K's response which got it right....

I have a friend who is trying to rent some space in UH. In talking to WesBuild apparently they are at a crossroads with whether to proceed or not. The next few months will determine whether they go ahead with the plans now, or simply put this on the back burner and utilize as a holding asset for a while.

The only thing I can think of is maybe they want to explore the prospects of enticing HomeDepot to move so that they can do a proper redevelopment of the whole site. I'm just spit balling here.

^-- I could see some sense in that, wanting the whole lot to develop on and not having to work around an existing site (that still leaves the gas station on the corner). There a large empty building at Hillside Mall...

University-Heights-redevelopment-plans-to-go-before-Saanich-design-panel.jpg

An artist's rendering of a redeveloped University Heights Shopping Centre. Building 'B,' rising to six-storeys with frontage onto Cedar Hill Road, can be seen on the right. The mixed-use residential and commercial complex is connected to building 'A,' (at-left) the largest of four planned buildings with a proposed height of nine-storeys.

New drawings were submitted to Saanich in October, but the file status is now listed as "On Hold."

I suspect the step code and recent near tripling of DCC's has something to do with it.

DCCs would have been a factor, leases may have been another factor. Step Code I'm not so sure about. Saanich will require Step 2 for concrete construction starting next year.
