Hi Marko,

What does a REALTOR do when two or more of his clients:

(a) Are interested in viewing the same listing?

(b) Want to place an offer for the same listing?

Thanks.

Hi Marko,

(a) Are interested in viewing the same listing?

(b) Want to place an offer for the same listing?

Thanks.

I would guess my average buyer takes a look at 15 properties before buying; therefore, the chances of 1/15 x 1/15 occurring is very small.

a) I show them both the listing; reference above calculation for reasoning.

b) If they happen to both want to place an offer while legally I could write offers for both I keep things really simple.  I pass one buyer off to a colleague at my brokerage.  If I have a cash back arrangement with the buyer I ensure my colleague is offering the same deal to that buyer.

You have to remember Victoria has 1240 REALTORS®, it isn't a small town environment where these scenarios often arise.
